For AY 23-24 (STLs): The property does not offer any cooling off periods, all contracts are legal and binding.

You can cancel your booking without any liability for rent if you cancel your booking within 72 hrs from the point you return your accommodation agreement to the management.

After 1 August

You can cancel your booking without any liability for rent if you cancel your booking within 24 hrs from the point you return your accommodation agreement to the management.

Replacement Tenant Found

1. If you wish to cancel your booking after the expiry of the cooling off period, you will need to find an eligible replacement tenant for your room.

2. If you are unable to find a replacement you will have to pay all rent due under your tenancy agreement.

3. Please note that you also will have to pay an accommodation cancellation fee of:

          (a) £750 if you cancel before the start date of your accommodation agreement.

          (b) £250 if you cancel on or after the start date of your accommodation agreement.

Is the residence doing everything it can to protect my health and wellbeing?

Please be assured that your safety is number one priority. Thats why they are cleaning all residences as frequently as possible, including every hour in key areas, and kaplan is  ensuring theres hand sanitiser available in the reception and all common areas. In addition, kaplan introduced social distancing measures and one-way systems (in line with UK government guidelines) to help keep you safe. Kaplan Living Reception areas and common spaces have also been redesigned with safety screens to allow kaplan  to provide you with a great service in a safe environment. Youll have a friendly and helpful team member in the residence available to contact to 24/7, either by phone, Skype, Zoom, email or in person. The facilities team in your residence will continue to fix any issues as they appear, and  they  will be testing kaplan  fire safety systems as normal, in order to maintain the highest possible standards of living and protection.
Most residences do allow occasional guests to stay overnight, but for safety reasons, guests will typically need to be 18 or over and to sign in at reception. You will be personally responsible for the conduct of any visitors you are permitted to have stay while they are on site.
When you are in common areas of the building such as reception, public corridors, laundry room, common room or the lift, you are asked to please wear a face mask. Once you are inside your flat you are not required to wear a mask.
In the event of a fire alarm, either part or all of your residence will have to evacuate. If the fire alarm goes off in your flat, then please evacuate the building. Ensure you are wearing a face mask when you leave. When exiting the building, head to the Assembly Point as guided. It is essential that once at the Assembly Point you maintain social distancing. You will receive further information once the incident is over from the residence staff as to how to return to your room safely. Your residence team will share specific fire safety information with you when you move in.
If you have any of the symptoms of COVID-19, its vital that you protect yourself and others by self-isolating in line with your residences self-isolation procedure, which follows the current official public health guidance. As a starting point, please contact a member of the residence team by phone or email, or by using the QR code on the back of your bedroom door, and they can advise you on what to do. Please do not visit the team in person. You can also call NHS 111 for advice on your symptoms, what to do and whether you need further medical attention.
Their residence staff will do everything they can to help you through any self-isolation period. The key first step is to let the residence team know as early as possible about your situation, so that they  can offer you the right support. You can do this by phone, email or by using the QR code on the back of your bedroom door (please dont visit them in person). If you are in a shared flat,  they  will inform your flatmates, who will also need to self-isolate. If youre under 18, well also inform your parents or legal guardian, and reassure them that  they are taking care of you. Each residence team has a carefully designed procedure for supporting you through this process. This includes providing assistance with food, medication or other deliveries to ensure they reach your door, and establishing a kitchen rota with your flatmates to allow everyone to access this common area safely. While you are self-isolating, our staff will contact you frequently to check on your health and wellbeing. Your residence team can give you more details about the special measures in place theyre fully committed to helping you.
Yes. Government guidance states that someone in the same household as a person testing positive for COVID-19 should immediately isolate for 14 days from either the date the symptoms of the positive case started or if non-symptomatic, 14 days from the date of the test. You should not leave your flat until your isolation period has ended.
If your flatmate tests positive your whole flat will have to isolate. You should all remain in your bedrooms, and only use the kitchen for when you are cooking.  they  will assist you with setting up a kitchen rota. It is important you have as little physical contact as possible during this time with your flatmates.  they recommend you clean the kitchen including all your utensils, pots and pans etc and clean down all surfaces after you use them before one of your flatmates then accesses the kitchen. While you are outside of your bedroom but within your flat, please wear a face mask to protect both you and your flatmates.
They   will support you as much as they can to ensure that you are able to receive deliveries. If you are not self-isolating, they kindly ask that you keep deliveries to a minimum in consideration of other residents who might need more help. If you are in self-isolation, the on-site teams will sign for food deliveries and assist in delivering items to your door, to make this period as comfortable as possible for you. Please note that all items and associated delivery charges are at students expense.
If you have something that needs their attention, please report it to reception by using the QR code on the back of your bedroom door. Theyll do everything they can to resolve the matter as soon as possible if it is urgent, or at the end of your self-isolation period if it is not.
If you do decide to leave, please inform your residence team of your departure date and arrange for your key to be handed back and your belongings removed from your room. Due to social distancing measures, you must remove your belongings yourself, however 1 non-resident who lives in your family household will be allowed into the building to assist you. This visitor must be confirmed with the residence team prior to arrival and will be required to wear adequate PPE before access to the residence will be permitted. you with still be liable for your rent, as per the Kaplan cancellation policy, until you find a new student to replace you.
You may leave your belongings in your room for the length of your tenancy. They cannot store any belongings after the end of your tenancy. It is your responsibility to arrange for your belongings to be collected before the end of your tenancy agreement. Any belongings left in your room at the end of your tenancy will need to be disposed of.
You are welcome to book a room for your course start date in January. If you are then unable to travel due to COVID-19 restrictions, they will defer your booking start date to 14 days prior to when face-to-face teaching at your university is confirmed. You will not be liable for rent prior to the start date of the tenancy.
They encourage students to continue to make bookings. If face-to-face teaching is not in place at the start of your tenancy, your booking will be deferred to 14 days prior to the date face-to-face teaching is expected to resume. Until this decision is made by the universities our standard cancellation policy will apply.
They completely understand that you may wish to go back to your home address or country at this time of uncertainty. If you do choose to leave and confirm you can return prior to the end date of your tenancy contract, then yes, you can leave your belongings in your room. However, if you cannot confirm you will return, then they advise that you remove all your belongings at the same time. They  cannot store any belongings after the end of your tenancy. It is your responsibility to arrange for your belongings to be collected before the end of your tenancy agreement. Any belongings left in your room at the end of your tenancy will need to be disposed of.

Yes. Simply give us the names of your friends when you book and we’ll allocate your rooms together if we can. You will need to all book the same room type and contract length.
Yes, we have several residences which accept students under 18.
If you wish to make any changes to your booking, please contact our Central Accommodation Team. We will always make every effort to accommodate your wishes but all changes are subject to room availability and our booking terms and conditions.
As well as your belongings, you will need to bring a form of photo ID, such as a passport, to confirm your identity so we can issue your room key.
In order to check in, you must complete all stages of the booking process, including providing identity documents and making any required rent payments. We will then contact you to make arrangements for check-in and let you know any relevant travel information. This will help to ensure you have the best possible experience upon moving in.
You can move in any time from the first day of your accommodation agreement. If you need to move in early, please contact our Central Accommodation Team and they will be able to advise if this is possible. There will be an additional weekly charge for any early check-ins.

Prior to moving out you may be asked to arrange an end-of-tenancy room inspection with the residence team. On the day of your departure, please remove all your belongings from your bedroom and the communal kitchen and place any waste in the bins provided. Once your room is clear and clean, please hand your key in at reception to sign out.
Most of our residences have keyless entry systems operated via your mobile phone. If you for any reason you require a physical access fob, you may be charged for a replacement if you lose it.
Most of our residences have 24-hour reception teams. The reception may be unattended occasionally during the night if the team member on duty is elsewhere in the building.
Yes, free, high-speed internet is included in your contract. You can enjoy a wired* or wireless connection of up to 100 Mb/s, provided by Ask4. Internet access is available throughout the building, and you may register up to 10 separate devices. Please note: you’ll need to bring your own ethernet cable in order to use the wired connections. You can also add extra services to your Ask4 account for an additional fee. For a one-off payment of £15, you can register an additional 4 devices (up to a total of 14). If you wish to back-up your work on the cloud, you can purchase unlimited storage, also for a one-off payment of £15. *Wired internet connection not currently available at Kaplan Living Glasgow – Argyle Street; wifi is provided throughout the building instead.
Residents are welcome to bring a television set, but you will be responsible for buying your own TV licence as the residence does not provide this.
We know that accidents happen, so Kaplan Living has you covered. We work with Endsleigh Insurance to provide you with contents insurance. You can download the Endsleigh app to check your level of cover, and can submit a claim using the claim form.
