The property does not offer any cooling off period, all contracts are legal & binding.

Replacement Tenant Found

1. Once you have signed the tenancy, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement.

2. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, will you be released from your tenancy agreement, and the property will refund your deposit.

Note: There is a £50 variation of contract fee.

No Place No Pay

1. You may be eligible to be released from your agreement, if you are a first-year prospective undergraduate student and your offer of a place at your chosen University / higher educational institution is withdrawn as a result of you not achieving the required entry grades or if you have surpassed your required entry grades and have chosen to go to a different University.

2. The below documents must be emailed to the property team within 7 days of you being notified.

           a. A written copy of the rejection letter from your chosen university / higher educational institution

           b. A screenshot of your UCAS status which confirms that the required results were not achieved

           c. A written copy of the proof of acceptance to your new university by UCAS adjustment

3. On receipt of the documents, if the property team is satisfied as to the validity of the documents, they will cancel your booking and your deposit or any rent paid will be refunded.

Do you allow multiple tenants in one room?

Yes, they do. They do not charge any additional rent for dual occupancies.
In England, once you have paid your holding deposit, this secures your booking. You may cancel your booking but your holding deposit is non-refundable, except in certain circumstances for example, if your landlord decides to no longer rent the property and they cannot find you an alternative room. If you have any questions regarding this please speak to the accommodation team prior to paying your holding deposit. In Scotland, you may cancel your booking prior to moving into the property and any funds paid will be returned to you. Should you have started your tenancy, you will need to serve 28 days notice to leave, and your rent will be remain payable during this time.
If you are concerned that you cannot make your rental payment on time, firstly, please do not worry. The most important thing to do is to speak with your accommodation team as soon as possible, If you have a guarantor on your tenancy and your rent remains unpaid then Management are entitled to contact your guarantor and ask for payment from them.
