1. You can cancel your booking in writing or by sending an email directly to the property within 3 days of accepting your tenancy agreement. If you decide to cancel your accommodation booking within these 3 days, they will arrange a full refund of your deposit and/or any payments you have made.

2. If you book your accommodation on or after 1 August 2025, your cooling off period will reduce to 24 hours only from the point you accept it. If you do cancel your booking within these 24 hours, they will arrange the return of your full deposit and/or any payments you have made.

Note: If you check in to your accommodation and collect the keys during the cooling-off period, the cooling-off period will immediately and automatically end at the point you accept the keys.

For 24-25 AY: -

1. You can cancel your booking in writing or by sending an email directly to the Property Team within 7 days of accepting your tenancy agreement. If you decide to cancel your accommodation booking within these 7 days, they will arrange a full refund of your deposit.

2. If you book your accommodation on or after 1 August 2024, your cooling off period will reduce to 24 hours only from the point you accept it. If you do cancel your booking within these 24 hours, they will arrange the return of your full deposit.

Please note: If you check in to your accommodation and collect the keys during the cooling-off period, the cooling-off period will immediately and automatically end at the point you accept the keys.

1. Failed to receive the grades needed to take up your University place at the start of the 2025/26 academic year.

2. The pre-sessional English language course required to take up your University place is canceled.

3. University entry is deferred from the start of the 2025/26 academic year until the start of the 2025/26 academic year.

If you’ve confirmed your accommodation but then can no longer attend the affiliated University for the 2025/26 academic year for one or more of the above reasons, you may be able to cancel. Please email or write to your property explaining the reason(s) you need to cancel and enclosing official written evidence from the relevant University and/or Summer School and/or UCAS supporting the reason(s) why you cannot attend the relevant University.

If sufficient evidence is provided (within 24 hours) to the property's satisfaction, you will be eligible for release from your tenancy agreement from the date of their approval of your cancellation request (which will not be earlier than the date they receive satisfactory evidence). You will remain liable for the Rent from the Tenancy Start Date until the date of approval of your cancellation request. They will arrange to return your deposit if any was paid. However, if you have already moved into your Accommodation, the deposit will be subject to deductions for any unpaid rent for the period of occupancy of the Accommodation up to the approved cancellation date, as well as any charges related to the condition of your room/flat upon your departure.

The following procedure applies to the below:

2. Voluntary withdrawal from University

Canceling your tenancy agreement for one of the above reasons is subject to approval at their sole discretion. They will consider cancellation requests for these reasons on a case-by-case basis.

Please email or write to your property explaining the reason why you would like to cancel your tenancy and enclosing official written evidence from the University supporting the reason for your request.

Please note that until a decision is made by the property you will continue to be liable for the rent.

If your cancellation request is approved, you will be released from your tenancy agreement from the date of their approval (which will not be earlier than the date they receive satisfactory evidence supporting the request). You will remain liable for the Rent from the Tenancy Start Date until the date of approval of your cancellation request. They will arrange the return of your deposit if any was paid; however, if you have already moved into your Accommodation, the deposit will be subject to deductions for any unpaid rent for the period of occupancy of the Accommodation up to the approved cancellation date, as well as any charges related to the condition of your room/flat upon your departure.

Note: The end of the academic year, or the conclusion of any examination period, does not qualify for release from the tenancy and tenants will remain liable for the full tenancy period in their tenancy agreement. If sufficient evidence is provided to their satisfaction, you will be eligible for release from your tenancy agreement from the date of their approval of your cancellation request (which will not be earlier than the date they receive satisfactory evidence) and they will arrange to return your deposit (if you have already moved into your accommodation, this would be less any deductions relating to unpaid rent owed (if any) for the period you have occupied the Accommodation up to the approved date of cancellation and the condition of your room/flat upon your departure).

If you have changed your mind about your choice of University and wish to study in a different city for the 2024/25 academic year, they will seek to place you in their accommodation in that city, if such accommodation is available. Please note that a new tenancy agreement will have to be entered into and the room type and rent for the new accommodation in the different city may be different from the room type and rent for the original accommodation. For example, the rent amount for the new accommodation in the different city may be higher than the rent for the original accommodation. If alternative accommodation is not available, and you provide sufficient evidence of your change in circumstances as set out above, you will be eligible for release from your tenancy agreement from the date of their approval of your cancellation request (which will not be earlier than the date they receive satisfactory evidence) and they will arrange the return of the deposit (less any deductions that apply if you have moved in).

4. Single semester course.

5. Classes temporarily or permanently being delivered online.

6. Decide to commute to your University city.

YOU ARE ONLY PERMITTED TO DO THIS UNTIL 31 MAY 2026. FROM AND INCLUDING 1 JUNE 2026 A TENANCY TAKEOVER IS NOT POSSIBLE.

The replacement person must be a student and match the preferences of the accommodation (e.g. female-only flat), and you must not have any rent arrears. Also, an existing resident/an individual who has a completed 2025/26 room booking with the property cannot be used as a replacement person.

The Original student must send confirmation in writing to the property stating they authorise the tenancy takeover - without this confirmation the property will be unable to process the takeover.

A TENANCY TAKEOVER FEE OF £50 WILL APPLY. This fee is non-refundable and covers the costs associated with changing your tenancy agreement.

The replacement person must sign a contract for the entire length of your tenancy agreement and secure this with payment of the deposit. If a replacement person is found, you will be released from your tenancy agreement from the start date of the replacement person’s tenancy period, provided that the replacement person has signed their tenancy agreement and any applicable cooling-off period has expired. They will also return your deposit (minus any deductions relating to unpaid rent and/or to the condition of your room/flat upon your departure).

The property will respond as soon as possible with a decision or requesting additional information to support your request. Please note that failure to send any, or insufficient, official written evidence supporting the reason for your cancellation request may delay a decision being made.

Please email or write to your property (within 24 hours) explaining the reason(s) you need to cancel and enclosing official written evidence from the relevant visa authorities/embassy supporting the reason(s) why you cannot attend the relevant University.

If sufficient evidence is provided to their satisfaction, you will be eligible for release from your tenancy agreement from the date of their approval of your cancellation request (which will not be earlier than the date they receive satisfactory evidence) and they will arrange to return your deposit (if you have already moved into your accommodation, this would be less any deductions relating to unpaid rent owed (if any) for the period you have occupied the Accommodation up to the approved date of cancellation and the condition of your room/flat upon your departure).

Other cancellation policies

For 25-26 AY: -

CANCELLATION OF BOOKINGS BY THE PROPERTY FOR 2025/26 ACADEMIC YEAR CANCELLATION BEFORE CHECK-IN: -

1. The property may cancel your booking at its discretion at any time before you check-in to the property if:

(i) you have any rent arrears or owe any amounts/fees under any prior tenancy agreement or occupation contract with them or any member of its group;

(ii) you have not paid the rent due by the rent date, according to the payment frequency chosen during the booking process;

(iii) you have not paid the damages deposit;

(iv) you have not provided your guarantor's signed guarantee agreement (a) within 14 days of signing your tenancy agreement/occupation contract, or (b) before your check-in date, whichever is the earlier; or

(v) you have not checked-in within 14 days of the start of the tenancy period/occupation period, unless you have made arrangements with the property for late arrival. You will be liable for the rent up to and including the date of termination.

2. The property may terminate your tenancy agreement/occupation contract at any time before the first day of the tenancy period/occupation period if you are not able to start or continue your course of study at your chosen university or college. You must notify them in accordance with the terms of their 2025/26 Cancellation Policy.

TERMINATION DURING TENANCY PERIOD/OCCUPATION PERIOD: -

1. The property may terminate your tenancy agreement/occupation contract at any time during the tenancy period/occupation period if:

(i) you cease to be student in full time education in the United Kingdom;

(ii) you engage in any criminal or antisocial behavior;

(iii) you breach or fail to observe any obligation or other term of your tenancy agreement or occupation contract; or

(iv) your property is located in Scotland or Northern Ireland, the rent is unpaid for 14 days after becoming due (whether legally demanded or not).

They will comply with all applicable laws when terminating your tenancy agreement/occupation contract in these circumstances.

The effect of such termination will be to end the tenancy period/occupation period but will not release you from any outstanding obligation and you will still be liable for the rent up to and including the date of termination and any other payments due.

2. If your property is located in England, they may apply to court for possession of the accommodation if any of the grounds numbered 2, 6, 7A, 8, 10, 11, 12, 13, 14, 15 or 17 in Schedule 2 of the Housing Act 1988 exist or arise.

3. If your property is located in Wales, they may make a possession claim to court for possession of the accommodation in the circumstances set out in Chapters 3 and 7 of Part 9 of the Renting Homes (Wales) Act 2016.

Note: Full details of the circumstances when they can terminate your tenancy agreement/occupation contract are set out in your tenancy agreement/occupation contract. You are advised to read the tenancy agreement/occupation contract carefully.

Property’s top priority is making sure you have a comfortable and safe stay, so please declare any medical information or disabilities on your application. All properties offer rooms types with additional and accessible facilities. When creating your application, please make sure you tick the ‘DDA’ box and enter in as much detail as possible so our teams can ensure you reserve the most suitable Property for your requirements.

Yes! Check with the property whether your studio room is eligible for dual occupancy. Please note that dual occupancy is subject to a rental increase of £25 per week and both individuals who occupy the room must be students.

How big it is. Specifically the floor space. Each room has the same furniture, features, and decor, but it will differ in size. There are some exceptions; at John Bell House for example, the rooms are categorised using a mix of reasons such as location and layout as well as size. Some rooms look and feel bigger/smaller because of their shape so they’ve taken this into consideration when categorising them.
It would be possible if someone drops out or someone else wants to swap with you. Please contact your property team and they will do their best to accommodate your needs. Remember that all rooms are effectively the same apart from the floor space.
Property do not provide any TV Licenses for the studios or shared flats so you’ll need to register for your own TV licence.

Anti-social behaviour can be any behaviour that causes, or may cause, distress, nuisance, annoyance, alarm or harassment to other residents, Property team members, contractors, visitors to the property or the wider community. For example, playing loud music late at night, using illegal drugs, smoking in your flat or using threatening or abusive language towards other residents or Property team members. There are specific obligations in your tenancy agreement addressing anti-social behaviour that you must comply with. Failure to do so is a breach of your tenancy. They are: Not to cause, or allow visitors to engage in, anti-social behaviour, which means any conduct causing or capable of causing a nuisance or annoyance to the Landlord, other occupiers, neighbours or people engaging in lawful activity within the locality. Examples of anti-social behaviour include (but are not limited to) not properly disposing of rubbish and inconsiderate use of the property, as well as more serious problems such as noise, violent and criminal behaviour, the supply and use of controlled drugs and intimidation, harassment or victimisation on the grounds of a persons’ race, sex (gender), sexual orientation, disability, age, religion or belief, pregnancy or maternity status, or socio-economic status. And Not to cause any nuisance, offence, disruption, harassment, annoyance or persistent disturbance to others.
Property teams are available 24/7 to support you with any concerns around anti-social behaviour in your property. You can contact us via our property telephone, live chat or email or speak to one of the team in reception. They can then take appropriate action. This might include speaking to the resident(s) in question about the obligations in their tenancy agreement and the effect of their behaviour on others, or informing their guarantor, university or other authorities. If you witness an incident where there is immediate risk to others, you should alert emergency services by ringing 999 immediately.
Property teams will be able to guide you to the support available within your area. They have great links with student services at the university and the local police. They would also encourage you to contact a family member or friend for additional support. (Student Minds is the UK’s student mental health charity. Their website is a great source of information and advice. Your property team, and student services will also have further signposting guidance that can support you during your time at university.)
Property welcomes group bookings of any size! When using the Book Now option, please make sure you tick you are part of a group. If you are the first, they’ll ask you for the names and email addresses for everyone in your group (so come prepared!). Your friends will then be invited to register with our website too! When all applications are received, our Property Teams will ensure you are offered the perfect Property for you to rule! Just to note when it comes to dual occupancy in studio rooms, both individuals who occupy the room must be students.
Early arrivals are possible depending on the availability of the room you have booked. If you wish to arrive earlier than your tenancy start date, please contact the property team. They will do their best to accommodate your needs.

Rent does not come out of your bank automatically. You have to log on to your Property portal to set up your payment, or you can pay by card at reception. They do allow bank transfer but this is usually only in special cases, they prefer the first two options. You will choose your payment plan when booking.
No, you are not permitted to sublet any part of your accommodation, as per your accepted tenancy agreement. If you need to move out early, you should contact the reception team to discuss the option of a tenancy takeover.
Your deposit payment is uploaded into a deposit protection scheme until you check out. This will be returned to you after your tenancy end date based on a successful check-out inspection (i.e. no damage or cleanliness related issues).
Your guarantor is a person who agrees to pay your rent or make other payments due under your tenancy agreement if you are unable to. They’re standard practice for rental accommodation, particularly for students. they will only contact your guarantor if there is a delay in payment or they are concerned that the terms of your tenancy are not being complied with. Your guarantor should be over 18 years of age. They should be in full time employment and a homeowner and/or renting accommodation. Property welcomes international guarantors.
They’ll send your guarantor a separate form to fill in once you’ve made your booking and provided their details. They’ll need to complete this form to prove they are eligible. If your guarantor needs to see a copy of this form before you book, then they can ask a team member in your property, who’ll be happy to provide a copy to read in advance. They’ll also be able to answer any questions that you or they have about this document.
If the person a resident names as a guarantor would prefer not to sign the agreement or isn’t eligible to act as a guarantor, they ask them to nominate someone else. If they’re not able to find a guarantor, they’ll then discuss this with the resident, they may need to cancel the booking, or they may be able to agree with the resident that because of their individual circumstances the tenancy agreement can proceed without a guarantor.
Unless you’ve asked us to notify them of other issues, they’ll only contact your guarantor if there’s a delay in payment or they are concerned that the terms of your tenancy are not being complied with. Typically delays in payment will relate to rent, but it would also cover issues like any damages to your room that haven’t been paid for. More information is explained in the agreement they’ll send to your guarantor.
If you’ve signed a tenancy agreement with us, they will communicate with you directly. They’ll only contact your guarantor if there’s a delay in payment, if they’re concerned that the terms of your tenancy are not being complied with, or if you’ve specifically given your consent for us to discuss your tenancy with a named third party. Sometimes things fail to work. You might experience an issue with your heating or hot water, or simply just need a light bulb changing. Don’t worry, They are here to help! Each property has its own on-site Maintenance Team who are only too happy to get things fixed as quickly as possible. If you experience a maintenance issue, please see your friendly team at reception and they will take down the relevant details and have the Maintenance Team take a look ASAP! If you experience an issue out of hours, their on-site night owls will be able to assist. While they try to resolve any issue as quickly as possible, they sometimes require the assistance of an external contractor. If that’s the case, they will let you know. All emergency repairs are tended to within 4 hours.
