Cooling Off Period

For AY 23-24 (STLs): The property does not offer any cooling off periods, all contracts are legal and binding.

For AY 24-25:

1. You can cancel your booking up to 7 days after you accept your offer or pay your deposit (the Initial Cancellation Period), providing you have not already moved in to the property and the will refund your security deposit in full.

2. If you cancel your booking after the 7 day, you will remain liable for the weekly rent (for each and every week or part week) until the property is able to re-let the room. If they are able to re-let the room they will release you from the agreement upon payment of a £250 release fee which they will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a lower deposit amount, that’s the amount that will be retained.

No Visa No Pay

If the Student’s place at the University is withdrawn as a result of the student’s visa being denied they may be eligible to be released from this booking provided the tenant supplies the property with the following evidence:

A copy of the letter from the Home Office, UK Visas and Immigration service or other official visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue.

The tenant must send the documents to the property via email within 7 days from the date the relevant visa rejection correspondence is received.

No Place No Pay

If the tenant is a prospective first year undergraduate student and the student’s offer of a place at the University is withdrawn by the university as a result of the student not having achieved the required entry grades, the tenant may be eligible to be released from the agreement provided the tenant supplies the property with the following evidence:

Evidence can be a written rejection letter from the University/College/UCAS, or a screenshot of the customer’s UCAS status along with the results etc.

These document(s) must be received by the property via email within 3 days from the date your results are published.

Replacement Tenant Found

1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement.

2. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, will you be released from your tenancy agreement, and the property will refund your deposit.

Note: There is a £50 variation of contract fee which the property will recover by retaining part or all of your deposit.

If you are a prospective first year Undergraduate or Postgraduate student and your offer of a place at your preferred University or Higher Education Institute is withdrawn by the University or Higher Education Institute because you do not achieve the required entry grades, you may be eligible to be released from this agreement. You must provide written evidence from the University that you do not have a place within 3 days of your results being published (and no later than 28th August, whichever date is sooner) and they will release you from the contract without penalty and refund the deposit paid. You may also be eligible to be released from this agreement if you are a prospective first year Undergraduate student and you choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply them with a copy of: * A written or email confirmation that you wish to cancel your reservation, stating full name and full details of the property booked; * A written rejection letter from your chosen university/college or UCAS, a screen shot of your UCAS status which confirms that the required results were not achieved, or a copy of the proof of acceptance of your new university by UCAS adjustment. On receipt of the required documentation it will be verified and, provided they are satisfied, they will cancel your agreement and refund your deposit in full.

Their full termination policy is within your online account. You can cancel your tenancy agreement for up to 7 days after the date of your booking (the Initial Cancellation Period). To be a guarantor you must:

  • Be resident in the UK (or Ireland if Aspen) for a minimum of 1 year
  • Be over 21 years of age
  • Be a homeowner or in full time employment
  • Provide a copy of photographic identification, such as a passport, driving licence or ID badge
  • Provide a copy of proof of your UK address which must be less than 3 months old, such as a utility bill (e.g. electricity, water, gas, telephone), a bank statement or a Council Tax bill.
