Cooling Off Period

For AY 23-24 (STLs): The property does not offer any cooling off periods, all contracts are legal and binding.

For AY 24-25:

1. You can cancel your booking up to 7 days after you accept your offer or pay your deposit (the Initial Cancellation Period), providing you have not already moved in to the property and the will refund your security deposit in full.

2. If you cancel your booking after the 7 day, you will remain liable for the weekly rent (for each and every week or part week) until the property is able to re-let the room. If they are able to re-let the room they will release you from the agreement upon payment of a £250 release fee which they will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a lower deposit amount, that’s the amount that will be retained.

No Visa No Pay

If the Student’s place at the University is withdrawn as a result of the student’s visa being denied they may be eligible to be released from this booking provided the tenant supplies the property with the following evidence:

A copy of the letter from the Home Office, UK Visas and Immigration service or other official visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue.

The tenant must send the documents to the property via email within 7 days from the date the relevant visa rejection correspondence is received.

No Place No Pay

If the tenant is a prospective first year undergraduate student and the student’s offer of a place at the University is withdrawn by the university as a result of the student not having achieved the required entry grades, the tenant may be eligible to be released from the agreement provided the tenant supplies the property with the following evidence:

Evidence can be a written rejection letter from the University/College/UCAS, or a screenshot of the customer’s UCAS status along with the results etc.

These document(s) must be received by the property via email within 3 days from the date your results are published.

Replacement Tenant Found

1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement.

2. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, will you be released from your tenancy agreement, and the property will refund your deposit.

You may also be eligible to be released from this agreement if you are a prospective first year Undergraduate student and you choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply them with a copy of: * A written or email confirmation that you wish to cancel your reservation, stating full name and full details of the property booked; * A written rejection letter from your chosen university/college or UCAS, a screen shot of your UCAS status which confirms that the required results were not achieved, or a copy of the proof of acceptance of your new university by UCAS adjustment. Their full termination policy is within your online account. You can cancel your tenancy agreement for up to 7 days after the date of your booking (the Initial Cancellation Period). If you turn 18 in the first semester of university, they can accept your booking at properties where there is 24/7 security available and have an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it. You can pay your rent either online by logging in to your student account, by bank transfer or by credit or debit card over the phone.

What can I do if my student loan hasn't arrived yet?

You can defer your rent instalments to be in line with your student loan payments if you wish. All requests for deferred payments must be made by 1st August in each academic year to the property team. You will be required to provide evidence of your student loan schedule to the property team in order for the payment plan to be set up. You will be required to pay two weeks rent 14 days prior to your contract start date, which will be deducted from the balance of your first instalment on the agreed date. A one off admin fee of £50 will be charge and payable with the initial 2 week rent payment and this £50 admin fee will not be deducted from the balance of rent due. Please note deferring your rent must be pre-arranged and agreed with the property manager prior to your move in date. If no arrangement has been made, rent is due as per your tenancy agreement.

Do I need a guarantor if I'm a sponsored student?

Property may be able to accept sponsors in place of guarantors in some cases, however, this depends on the terms of your sponsorship and whether your sponsor is willing to guarantee rent payments.
