No Visa No Pay

Failure to obtain a UK Visa

If you fail to obtain a UK Visa before the start date of your tenancy, we will cancel your Tenancy Agreement and refund any rent payments made so long as you provide the following information:

Written confirmation from you that you wish to cancel your reservation; and Supporting official evidence to show that the Visa was declined.

This supporting evidence should be supplied to management within 72 hours of you receiving official confirmation. In these circumstances, any Booking Fee and any rent paid will be returned to you within 4 weeks.

No Place No Pay

Failure to get in to your first university of choice

Should you fail to gain the required qualifications and are not accepted into the University you stated as your first choice, or you choose to go to a different University because you have exceeded your expected grades, you may cancel your Tenancy Agreement and we will refund any Booking Fee and any rent payments made so long as you provide the following information within the timescales mentioned below

Written confirmation from you that you wish to cancel your reservation due to having failed to obtain the required grades for your first choice University or you have exceeded your grades; and Supporting written evidence from the University or UCAS rejecting your entry/acceptance of your new university.

This information must be provided to them within 72 hours of your exam results being published to be eligible for a Booking Fee refund (if you have paid a Booking Fee). In these circumstances, any Booking Fee and rent payments will be returned in full within four weeks. If you fail to provide the information within 72 hours of your exam results being published, any Booking Fee will be retained as a cancellation fee.

Please note, if you are attending another University in a city where management has a property, their team will be happy to support you in finding suitable accommodation. In this case, any Booking Fee and any rent payments made may be transferred over to your new booking.

Replacement Tenant Found

Cancellation by you after date of key collection or commencement of Tenancy Start Date – Tenancy Takeover

Once you have collected your key or the Tenancy Start Date has passed, the only way to release yourself from the Tenancy Agreement is to find a replacement tenant who will take on the full contractual obligations under the Tenancy Agreement. If you wish to end your tenancy early and have found a replacement tenant, they will, acting reasonably, consider terminating your tenancy and entering into a replacement tenancy with a new occupier (a “Tenancy Takeover”). They will only consider Tenancy Takeovers in the period starting one month after your Tenancy Start Date and two months before your Tenancy End Date (“Permitted Period”).

If they approve a Tenancy Takeover during the Permitted Period, you will pay any rent arrears before we release you from your Tenancy Agreement. Such release shall be effective from the start date of the replacement Tenant's new Tenancy Agreement.

Once the new replacement tenant has signed their Tenancy Agreement and paid any rent due, any overpaid rent money will be refunded to you within 28 days of the replacement Tenants new Tenancy Agreement, less an amount equal to your Booking Fee (if you have paid a Booking Fee) as a cancellation fee. If you have occupied the Room prior to this, the cost to prepare the Room for the replacement Tenant will also be charged, and deducted from any refund due (please note that all tenancies commence on a Saturday).

Deferring Studies

Deferment of University entry

If you choose to defer your university entry to the next academic year before the start date of your tenancy, we will cancel your Tenancy Agreement and refund any rent payments made as long as you provide the following information:

Written confirmation from you that you wish to cancel your reservation due to deferring your university entry to the next academic year; and Supporting written evidence from the University or UCAS to confirm deferral

In these circumstances, any Booking Fee will be retained as a cancellation fee.

Other cancellation policies

Cancellation by the property management prior to you collecting your key

Property management reserves the right to cancel your booking on notice if:

You notify them after the Deadline that you have decided not to enter into the Tenancy Agreement; They take all reasonable steps to enter into the Tenancy Agreement before the Deadline and you fail to do so, for example, if you fail to complete your application or provide guarantor details and supporting documentation in good time; You provide them with relevant false or misleading information; They are prohibited from entering to the Tenancy Agreement with you because of the Immigration Act 2014 (persons disqualified by immigration status). In the case they cancel your booking for this reason, you will not be liable for the contractual obligations laid out in the Tenancy Agreement from the date of cancellation, irrespective of whether you have signed it; They have determined following undertaking Screening Searches that you appear on Sanctions Lists and/or Law Enforcement Databases; You fail to cooperate with any Screening Search Additional Information Request(s); You have not paid any amounts that have fallen due (including but not limited to, your first rental instalment, any previous year’s rent or damage charges); and/or You have committed any breach of the Tenancy Agreement or any previous tenancy agreement with us.

They may also terminate your Tenancy Agreement for any of the reasons set out above, as set out in more detail in clause 2.4 of the Tenancy Agreement itself. If you enter into the Tenancy Agreement, and you then fail to collect your key within 2 weeks of your Tenancy Start Date, The property management reserves the right to:(a) Cancel your booking and terminate the Tenancy Agreement and(b) Re-let your room. In these circumstances any rent paid by you (including any Booking Fee allocated to the first payment of rent) will not be refunded to cover any losses incurred by us for empty unlet rooms.  This provision takes precedence over any provisions in the Tenancy Agreement. If your booking is cancelled in such circumstances, any Booking Fee you have paid will be retained by the property management.

Cancellation by you – prior to collecting your key

If you have not entered into the Tenancy Agreement, the Deadline has passed and you wish to cancel your booking, then any Booking Fee you have paid will be retained by the property management. If you have entered into the Tenancy Agreement and you wish to cancel your booking, you will remain liable for the contractual obligations set out in the Tenancy Agreement and you may not cancel the booking unless you can provide proof that you fit any of the following criteria and have not yet collected your key, and provide the evidence required within the timescales as detailed below:

You notify them of your intention to cancel your booking prior to 1 August or, if your Tenancy Start Date (as defined in your Tenancy Agreement) is in any month other than September, 28 days before your Tenancy Start Date. You notify them of your intention to cancel within 7 days of payment of your Booking Fee (if you have paid a Booking Fee) and you have not collected your keys. Your UK Visa application has been denied. You have not obtained the required qualifications to get into your first University of choice You are deferring your university entry.

Where proof is provided in accordance with these terms and conditions and to their reasonable satisfaction, you will be entitled to cancel the booking and you will not be liable for the contractual obligations laid out in the Tenancy Agreement from the date of cancellation. All cancellation notifications must be made via their app and official email.

Where the reason for cancellation is not one of the five matters listed above (e.g. you have changed your mind, booked a different accommodation, voluntarily withdrawing your university entry etc.), you will remain liable for the full contractual rent, unless and until a replacement tenant is found for your accommodation. You are responsible for finding an eligible replacement tenant, although site staff will assist where possible.

If you wish to cancel the booking and a replacement tenant is found, subject to our agreement, you will be released from the contractual obligations set out in the Tenancy Agreement. Once the new replacement tenant has signed their Tenancy Agreement and paid any rent due, any overpaid rent money will be refunded to you, less an amount equal to your Booking Fee (if you have paid a Booking Fee) as a cancellation fee.  Please note that all tenancies commence on a Saturday; therefore the relevant site team will confirm your official release date from your contractual obligations under the Tenancy Agreement.

Evidence required where there is a cancellation by you

Notify them of your intention to cancel within 7 days of payment of your Booking Fee (if you have paid a Booking Fee) and you have not collected your keys.

No further evidence is required beyond notifying them, and your Booking Fee will be returned to you.

Notify them of your intention to cancel prior to 1 August or 28 days before your Tenancy Start Date if your Tenancy Start Date is in any month other than September but more than 7 days after the payment of your Booking Fee (if you have paid a Booking Fee).

No further evidence is required beyond notifying them. Your Booking Fee (if you have paid a Booking Fee) will be retained as a cancellation fee.

Pertanyaan Sering Diajukan

Are PMG sites secure?

Each PMG site is covered by CCTV and has onsite security staff, with staff present 24 hours a day. There is also a digital entry system at each building. You should not allow people to ‘tailgate’ – that is, hold the door open for people behind you as you enter.
PMG does not accept parental responsibility for occupiers under the age of 18.
They require that all tenants living at one of their properties in England and Wales to be over the age of 17 during the academic year booked to live at PMG, and tenants living in their Scottish properties to be age 16 or over.
Exceptions to this rule are available in selected cases through prior arrangement. If in doubt, please contact your preferred PMG site and the team will be able to advise you.
If you want to bring a TV, check that your room has a TV point and don’t bring one larger than 21”. You can’t mount your TV on the wall, so make sure it’s free-standing. While all TVs provided by PMG in communal areas accessed by all residents are covered by a TV Licence, you will need to buy your own licence if you bring your own TV or if there is one already in your room or shared kitchen & living area. If you’re unsure, please check with your site team.
For details of licensing requirements regarding catch-up TV and online streaming, please refer to your resident handbook, ask your site team or contact TV Licensing.
Yes – most PMG sites have a secure bike store that is free to use for all PMG residents. You will need to register and tag your bike with their team when you arrive.
Some of their sites have limited parking, including in some cases disabled parking bays. However, as their locations are generally close to universities and local amenities, a car shouldn't really be necessary. If you do want to arrange parking, speak to your site team as soon as possible - any spaces available are likely to be reserved very quickly.
Sadly, they do not allow pets at PMG. However, they make an exception for residents who require the assistance of a trained and registered Service Dog or Assistance Dog.
Any requests for emotional support animals that are prescribed by a licensed mental health professional are assessed on a case by case basis.
Yes, you can specify where you would like your room to be – from those which are still available – at the time you book.
Their online booking system will show the gender of those who have already booked a room in your chosen flat, if this information is available.
If you want to make a group booking with people you already know, their group booking procedure will help you do this.
Yes, it's your home so you can have guests staying over occasionally. All overnight guests should only stay in your own room and for no more than 3 nights within a 7 day period. They would ask you to respect your fellow residents and let your flatmates know as well as sign in your guest at reception. You are responsible for the behaviour of any guests you bring to your PMG site.
Due to COVID-19, they may need to make changes to their guest policy in accordance with Government guidance.
Yes. If you’d like to share with friends, you can find and select rooms in the same flat on booking portal. Alternatively, please speak to a member of the site team and they will be happy to help you.
Yes, They can often arrange this. Please contact your PMG site directly to see if they have availability or alternatively login to the resident portal to see it is possible to book your room for an early move in.
You can move out whenever you are ready but the contract you have with PMG is a Fixed Term Tenancy Agreement and you will still need to pay the full rent until the end of the agreement.
The only way to release yourself from the Tenancy Agreement is to find a replacement tenant who will take on the full contractual obligations under the Tenancy Agreement. They will only permit you to do this in the period starting one month after your Tenancy Start Date and two months before your Tenancy End Date (“Permitted Period”)
Yes you can make a bank transfer via their partner Convera. However, from time to time payments originating from certain countries can be subject to restrictions. For further information you can log into your PMG account and see what payment options are available to you when you ask for a quote from their partner Convera.
They offer free dual occupancy across a limited number of their studios where both residents are students.
You'll see the dual occupancy symbol next to the room number if it is available when you select the room via the floorplan. We'll ask for your partner's details during the booking stages. Both you and your partner must sign their tenancy agreement and have student status for the duration of the booking.
If your partner is not a full time student as well then unfortunately they cannot live with us.
No, all PMG accommodation is non-smoking. You may smoke outside in designated smoking areas. Please do not smoke anywhere near other residents’ windows, as the unwelcome smell of smoke can drift into their rooms.
Yes, they can arrange temporary storage for possessions you don’t want to take home with you. Just ask your Reception team for details.
Alternatively, you can use the Pinglocker app for storage and relocation services they provide nationwide.
No. So please don’t try.
If you do find yourself needing to move out for any reason, your site team can advise you on making arrangements to find a replacement tenant.
It may be possible to swap or change your room once you have moved in, subject to availability. A room change fee will apply. To find out if it’s possible for you to change room, please speak to the accommodation manager at your site.
No, it’s up to you when you come in. If returning late at night, please respect your fellow residents and keep noise to a minimum between 11pm and 7am.
Yes, please make sure your accommodation is clean to avoid any cleaning charges. You can find a checklist of things to take care of here.
For their London residents, if you wish to save time you can use the Pinglocker app to arrange a room clean at an additional cost.
Yes, the vast majority of their sites have a laundry room where you can wash and dry your clothes. These are operated by an independent provider, Circuit Laundry or Miele. You will need to pay to use the machines via a top-up card or their mobile app.
For their London residents, Pinglocker provides convenient collection & delivery service for dry cleaning and laundry at an additional cost. You can book these services through PMG Student Sevices on the PMG app – or you can visit PingLocker’s website
No, so please bring your own sheets, duvet, pillows, towels etc when you move in – or you may prefer to buy them locally on arrival.
Alternatively, you can order a bedding pack online from Pinglocker (along with many other useful items), and it'll be ready and waiting for you when you move in.
No, drugs are not permitted and prohibited items will be confiscated. The tenancy agreement gives PMG the right to confiscate substances, including ‘legal highs’ without the consent of the resident.
If you need to leave PMG, you’ll need to find another student to take over your tenancy for the remainder of your contract.
A tenancy takeover is only possible for contracts that are over 16 weeks, past the first month, and before the last two months of the contract end date. Before you can start setting up a replacement, you’ve got to pay any remaining rent you owe. A cancellation fee will be charged, equal to your booking fee or one weeks’ rent. Other charges may be added.
Once you find a replacement, we’ll need some details before they can set up a contract. Until the new tenant completes their booking, makes payment and collects their keys, you’ll still be liable.
Complaints can be made directly through the PMG App or by sending an email to the site team or where the appropriate member of PMG will seek to find a resolution.
They try to resolve any complaints internally, but understand there may be times when this is not possible.
Where the reason for cancellation can’t be proved with supporting evidence attached to the cancellation request in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible.
If a replacement tenant is found, once the new replacement tenant has signed their Tenancy Agreement and paid any rent due, the student will be released from the contractual obligations laid out in the Tenancy Agreement. Any overpaid rent money will be refunded, less an amount equal to your Booking Fee (if you have paid a Booking Fee), as a cancellation fee.
Your post will be delivered to a lockable post box for your flat. Larger items or those that require a signature on delivery will be retained by Reception. You will be notified if Reception receive an item for you, and you should collect it as soon as possible.
To qualify as a resident for PMG you must confirm that you are a student at a higher education establishment in the UK.
If you would like to hear from them by email, telephone or SMS please let them know.
Prices vary according to the site and type of accommodation you need – please check the property page of your chosen site to see the current prices and any offers which may be running.
Rent is payable in instalments throughout the year, and includes utility bills, contents insurance and free WiFi. Access to most facilities on your site, including gyms and cinemas where available, is included.
Their sites are home to an international community of students, often studying at a variety of different institutions, and it’s this diversity which can make living with them such a rewarding experience.
They organise regular social events where you can get to know your fellow residents. You will find posters on site telling you what’s coming up soon – or just ask at Reception.
Yes – if you don’t get the grades you need to be accepted by your chosen university then, subject to the booking terms and conditions, your booking fee will be refunded in full.
It may also be possible to transfer your booking to another PMG location, subject to availability. Call the site team at the PMG location you originally booked with as soon as possible if you need to do this.
The safety and security of their residents is their number one priority. All of their sites are fully compliant with current safety standards. Their accommodation has fire alarm systems in place as well as fire prevention equipment, and they carry out regular testing and evacuation drills. Their buildings are also regularly audited by external, independent consultants.
PMG has a full-time, highly qualified, Health and Safety team who visit sites regularly. They also use accredited national providers to service and maintain life safety systems. Additionally, all sites have staff present 24 hours a day, seven days a week.
They are continually reviewing their programme of security, fire and safety standards. If you would like further information about their ongoing fire safety programme.
Their sites don’t have restaurants or cafeterias, but most sites provide vending machines where you can buy chocolate, crisps, drinks, ice cream and other snacks.
Yes, all their sites are equipped with WiFi, accessible throughout the building at no extra charge. This service is provided by their internet partners, ASK4. If you have any issues with connecting, you can find their contact details in the welcome pack you will receive on arrival.
They know accidents can happen, but any intentional damage to PMG property will result in costs being passed onto residents. The cost to remedy any damage to communal areas will result in equal charges if no one accepts responsibility.
It’s best to be proactive to avoid any surprise charges for damages. Report any repairs or damage as soon as possible so They can fix it and discuss whether there will be any charges. You can log any repairs via the maintenance section of your resident portal
Your resident handbook contains a list of prohibited items. This includes many items prohibited for fire safety reasons, such as candles, oil burners, gas appliances and fan heaters. Please see the full list below. If you need further guidance on whether an item is permitted or not, please ask your site team before you move in.
No weapons or drugs (including ‘legal highs’) are permitted under any circumstances.
They don’t allow:
Candles, fireworks, Chinese lanterns, incense, incense burners, kerosene, petrol, LPG gas and LPG gas appliances, compressed gas and compressed gas appliances, rice cookers (unless CE marked), shisha pipes, gas burners, oil burners, tea lamps, halogen heaters, exposed element heaters, fan heaters, real Christmas trees, mains voltage Christmas lights, portable cooking stoves.
You can see what’s included in your room on the room details page for your PMG site. Among the things you will need, or may want, to bring are bedding, towels, toiletries, toilet paper, basic kitchen equipment, hangers, and a computer or laptop.
They have compiled a checklist of things you may want to bring - or buy when you arrive.
If you find yourself in financial difficulties, you should speak to your site team as soon possible. Likewise, if the dates your rent instalments are due do not align with the dates you receive your student loan, please let us know and they will try to come to a solution.
All residents are required to register a guarantor, who will be ultimately responsible for your rent if you do not make payment. The guarantor will need to provide identification and sign a Guarantor’s Agreement, confirming they agree to act as your guarantor.
Your booking fee is non-refundable (except in the limited circumstances listed in the booking terms & conditions).
The booking fee is treated as payment towards your first payment of rent and will be credited to your first rent instalment.
Your rent is taken as four instalments spread out throughout the year to make the payments more manageable for you. Click below to find out more about their instalment structure.
Your guarantor can be UK or International based, but must be aged 21 or over; not a full time student; or a current resident in an PMG property.
If you are unable to pay your rent and/or do not act in accordance with the terms of the your tenancy agreement, your guarantor will be under an obligation to pay any outstanding amounts.
No, that’s down to you and your flatmates. We’ll keep the common areas of the building, like the social spaces, reception and laundry, clean and tidy.
Many residents put a rota together so each person in the flat does their bit to keep it clean. If you would prefer to get someone in to do it, you can book cleaning services through the app (provided by Pinglocker at certain locations) at an additional cost.
