1. The property offers a 7 Days Cooling Off Period wherein you can cancel your booking & your deposit will be refunded to you.

2. If you cancel your booking after the 7 day Cooling Off Period, you will remain liable for the weekly rent (for each and every week or part week) until the property is able to re-let the room. If they are able to re-let the room they will release you from the agreement upon payment of a £250 release fee which they will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a lower deposit amount, that’s the amount that will be retained.

No Visa No Pay

If the Student’s place at the University is withdrawn as a result of the Student’s visa being denied they may be eligible to be released from this booking provided the tenant supplies the property team with the following evidence:

A copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue.

The tenant must send the documents to the property team via email within 7 days from the date the relevant Visa rejection correspondence is received.

No Place No Pay

If the tenant is a prospective first year undergraduate student and the student’s offer of a place at the University is withdrawn by the University as a result of the student not having achieved the required entry grades, the tenant may be eligible to be released from the agreement provided the tenant supplies the property with the following evidence:

Evidence can be a written rejection letter from the University/College/UCAS, or a screenshot of the customer’s UCAS status along with the results etc.

These document(s) must be received by the property via email within 3 days from the date your results are published.

Replacement Tenant Found

1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement.

2. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, will you be released from your tenancy agreement, and the property will refund your deposit.

Dual occupancy is available on most rooms over 23sqm. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. They property management do not charge a booking fee. When you accept your room offer, you’ll be asked to pay a deposit to secure your room which is secured with a deposit protection service and refunded at the end of your tenancy.
You can cancel your tenancy agreement for up to 14 days after the date of your booking (the Initial Cancellation Period). For bookings made from 1st August to 30th September ahead of the academic year the booking is for, the Initial Cancellation Period reduces to 7 days. They will refund the full security deposit. Please note, £20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks. If you cancel your booking after the Initial Cancellation Period, you remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to management and they are able to re-let the room. The replacement tenant must be over the age of 18 and have the necessary student status (it is your responsibility to find another tenant and provide them with the correction information). If you find a suitable replacement tenant and the room is re-let they will refund your deposit, less any appropriate charges, as well as a deduction of £50 for the variation of the contract.
If you turn 18 in the first semester of university, they can accept your booking with no restrictions other than an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it. If you follow the ‘book now’ process you can select the room of your choice or you can make special requests within the ‘create application’ route which they will do our best to accommodate, however all requests and subject to availability and conditions.
You would need to make a formal request to the accommodation team of the property you are residing in. If you request to move rooms during your tenancy you will also be issued with new documents confirming the details of the room move which you will need to sign or accept online. If you are a qualifying full time student, you will be exempt from paying Council Tax. You must provide them with your council tax exemption certificate which your university will be able to arrange. If you do not have this when you move in because you have not yet enrolled on your course, please ensure that you bring with you the name of your university and your university student ID number.
On-site car parking is available at some properties, but is not included within the rental price unless explicitly stated and confirmed in writing. You can defer your rent instalments to be in line with your student loan payments if you wish. All requests for deferred payments must be made by 1st August in each academic year to the property team.
