Cooling Off Period

1. The property offers a 5 Days Cooling Off Period (or 48 hours after 31 May 2024) wherein you can cancel your booking & any payment will be refunded to you.

2. The cancellation request must be in writing (email) to the property team & this clause only applies to bookings starting in more than 5 days.

Note: Bookings are charged for a full week (7 nights) as standard.

No Visa No Pay

1. If you are declined a Visa to study in the UK, you may cancel and obtain a full refund.

2. Evidence in the form of a visa rejection letter is required within 7 days of receiving it or before 16th August 2024. This letter must include a date and student’s name.

3. You do not qualify for a refund if:

a. You did not complete all necessary steps required by UKVI to complete your visa application.

b. Your university was unable to issue you with a CAS Number to obtain your visa owing to you not completing all necessary steps to complete your application to study.

Replacement Tenant Found

1. Once the cooling off period expires, you will be bound into a Tenancy Agreement & lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy Agreement.

2. You will be charged a Replacement Fee of £250 to cover the administrative work and vacating your room for a replacement tenant.

3. Property will release you from your Tenancy Agreement on the date seven days after any of the above has occurred.
