If you are a first-year student or you are residing in the Building for the first time, you may request to cancel and have any deposit and rental amounts which relate to your booking returned to you if:

You require a visa to study in the UK, but your visa application has been rejected. You may request to cancel up to 7 days after the rejection of your visa application and no later than seven days following the release of A-Level results by providing your cancellation request in writing along with supporting evidence that your Visa application has not been successful.

Raymont Hall is the most accessible and comfortable London student housing in the city.

Cooling off period

You may cancel within 7 days of signing your agreement online. You have the right to the return of your deposit and any rental amounts paid in relation to your booking. You will lose your right to cancellation as soon as you collect the keys from the reception team even if this is within seven days of signing your agreement.

After seven days of signing your agreement online, if you are an ongoing student or returning resident of the building you may not cancel your agreement. Property Management reserves the right to cancel your booking and resell your room if you fail to collect your key within 14 calendar days of the booking start date. You remain liable for all amounts due under the agreement until the room is sold and for any lost rental amounts between bookings which we may deduct from any deposit we hold.

If the first rent instalment is due prior to the booking start date is not received as cleared funds within seven days of the due date, we reserve the right to cancel your booking and resell the room. If you are an ongoing student or returning resident of the building, you may request to cancel and have any deposit and rental amounts which relate to your booking returned to you if:

You are notified by your university that your course will be taught 100% online for the next academic year. You may request to cancel up to the 31 March in the year of your next contract starting in September.

Replacement tenant found

If after the start date of your booking you would like to be released from the agreement and a replacement resident is found by you who the property management believes to be eligible in their absolute discretion, they will release you from the agreement, from the date the new agreement with the new resident takes effect. Your deposit will then be refunded and they will charge a fee amount equal to their costs of preparing your room for the new occupant. You will remain responsible for any rental arrears outstanding on the date the agreement ends.

If, after the commencement of your booking you would like to be released from the agreement but you have not found a replacement resident (as described above) to take over the agreement then they reserve the right to retain the deposit and you will remain liable for the full rent and other charges detailed in your agreement until the booking ends.

Are dual occupancy rooms available?

Dual occupancy is available at an additional cost provided the other occupant is a student but they won’t be able to provide accommodation for under 18s or non-students.

All bed size information is available on the property page of the accommodation you booked. Simply find the city and property you have booked then find the room type you have booked, and the bed size information will be available. UK bed size info: Single = 90cm x 190cm Small double (or 3/4) = 120cm x 190cm Double = 135cm x 190cm.


If you are not from the UK, your guarantor can be from your home country. The property requires a guarantor for all their bookings – this should be someone who is (a) over the age of 18, and (b) willing to agree to the terms and conditions of your contract.
You can choose who you want to live with, and the property management can accommodate group bookings or individuals. You can see how many rooms are in each flat and who would suit living there when you make a booking by clicking “book now” in the menu bar. By selecting the room, you can see how many rooms are available in each flat. You can also find important room information like the bed size and the view by selecting room info.
The property accepts international payments from all major debit and credit cards, and you can log into your booking to make a payment.
The property will always try to align their payment dates with the receipt of student loans, but this may not always be possible, and payments will be required from you or your guarantor on the due dates in your agreement. If you already live with them and have not yet received your loan, please speak to your property Team today and they will be able to advise you of your options.

Your deposit is protected by the Deposit Protection Service (DPS) – the largest deposit protection scheme provider in the UK. After you vacate your room, they will complete a check-out inspection, and send your Final Account Statement within seven days of your contract end date. The Final Account statement will provide information on any charges for cleaning and/or damage (if any have been applied to your account), as well as any balances due for rent (if applicable). These charges will be deducted from your deposit amount, and if they exceed the deposit amount held, you will be asked to arrange payment for the outstanding balance immediately. DPS will email you 28 days after you receive your Final Account Statement and provide details about how you can have your deposit returned by them. You will then need to log into the DPS website and complete specific actions before they will return your deposit.

There is a strict no-pet policy at all the properties which is outlined in the Rules appendix in your agreement. This is for the wellbeing of all staff and guests. No pets, including fish, may be kept on the property.

You can check in from your tenancy start date, which can be found on your contract. If you would like to check in earlier, please fill out the form with details of your request. Subject to availability it may be possible but additional charges may apply.

Whilst you are allowed to have guests stay over during your tenancy, the property asks you to consider not having anyone stay over during the busy check-in period. This is to encourage everyone to feel comfortable in their new home and meet new people. Please speak to a member of the property team when you arrive if you have any questions or special requests.

Residents are permitted a maximum of one non-resident guest at any given time, for a maximum of two nights a week. The property asks that all guests be accompanied by the resident they are visiting whilst they are on the property premises. Residents are responsible for their visitor’s behavior and the property team reserves the right to refuse entry if there is any breach of the rules, or if they believe their entry may cause a safety concern to staff, residents, or other guests.

You can arrange for your luggage to be delivered in advance of your arrival. The Property Management approved partner, Pinglocker, can support you with the following services: Room packing with storage. Room packing with shipment (Internationally). Room packing with relocation (the UK only). Room packing and moving to another room.

The properties are open 24 hours a day, seven days a week. There will be someone at reception to welcome you at whatever time you arrive. If you have your flight details already you can let the property team know in advance so they can have everything ready for your arrival.

Your bedroom will have a bed, desk, chair, wardrobe, and either curtains or blinds. For more information on what is included in your room and flat, please check the Guide tab in the resident portal.

If you wish to change your room after you have checked in, please speak to a member of the onsite team at reception. If there are other rooms available, they will be happy to agree to a room move.
Below is a helpful move-in checklist: Please note: If you complete all the steps above and don’t receive your check-in barcode (or if it does not appear in the email), don’t worry. Simply let the team know when you arrive, and they will assist you.
  1. E-induction: Before you arrive, you need to complete a short e-induction in the resident portal.
  2. Emergency contact details: If you haven’t done so already, please update and save your emergency contact details in the resident portal.
  3. Pre-arrival rent installment: If your first rent installment is due on 1st September, it will not be taken by Direct Debit or Recurring Card Payment, and you will need to make this payment manually in the resident portal.
  4. Termly rent installments: You need to set up your payment method for termly installments.
  5. Guarantor information: If your booking requires a guarantor, please ensure you have added or updated their information in the resident portal.
  6. Check-in barcode: If all the steps above have been completed, you will receive an email containing your check-in barcode three days before your contract start date. Please present this, along with a form of photo ID, when you arrive at the property. This helps the team to confirm they have all the information they need to check you into your new home.
Please note: If you complete all the steps above and don’t receive your check-in barcode (or if it does not appear in the email), don’t worry. Simply let the team know when you arrive, and they will assist you.

To avoid charges for cleaning, you should make sure your personal belongings have been removed from your room and communal areas before you leave. If you have mistakenly left belongings in your room or communal areas, please get in touch with the team straight away to make collection arrangements. If you can’t collect items in an agreeable timeframe, it may be beneficial to use a shipping and storage service.

Some universities offer free and convenient transport from the airport to your property. Get in touch with them in the first instance to see if this applies to you.
Property management can provide your keys to you only. Don’t worry if you can’t collect your keys at the start of your tenancy, simply let them know and they will make sure your keys are waiting for you at the reception when you arrive.

The majority of the properties have accessible rooms available; you can find out more about these rooms and check their availability with the property team. Upon booking an accessible room, or if you have any other disability or medical condition that requires the team’s support, please contact them so they can understand your specific requirements. If you need special consideration because of a medical condition, you may be asked to provide a supporting letter from your doctor. Please include all relevant information on your application.
