Cooling Off Period

If you change your mind, or for any other reason you decide that you do not want to proceed with your Booking, you have a period of 5 (five) days, starting on the day after you receive the Booking Confirmation to notify the property management of your decision to cancel.

1. To cancel your Booking within the 5-day period, you must contact the property management in writing, by post or by sending an e-mail. Your cancellation is only effective if they receive your email or letter with the said 5-day period. You are required to keep a copy of your cancellation notification for your own records.

2. If you make a cancellation in accordance with the above policy and your notification is received within the said 5 day period you will receive a full refund of the Booking Payment, within 30 days of the property management's receipt of your notice of cancellation. They will refund you on the credit card or debit card you used to make your Booking Payment.

3. If you are making a late application and your Accommodation Start Date occurs before the end of your 5-day period, you agree that your cancellation rights will end on your Accommodation Start Date.

4. If your Booking is accepted for a period of 90 days or less, the above clauses shall not apply and your cancellation rights will be shown at the point of booking.

No Place No Pay

Until 31st July, any cancellation requests outside the cooling off period will be considered only if you have not been accepted into your chosen University. Each cancellation request will be taken on a case-by-case basis and must be supported by documents confirming university refusal. If cancellation is approved, you will be released from the contract and your accommodation fee will be refunded less the prepayment. After 31st July , cancellations outside the cooling off period will not be considered.

No Visa No Pay

If your visa is refused, please contact the property management within 48 hours of receiving your visa refusal. Each cancellation request must be sent with supportive document (visa refusal and official proof that your course has been cancelled) prior to the booking start date. If cancellation is approved, you will be released from the contract and your accommodation fee will be refunded less the prepayment
