Cooling Off Period

Up to and including the 31st July 2023, you can sign your contract but then request to cancel within 3 days of signing your contract. This is known as your 3 day cooling-off period (as once you sign the contract and surpass this 3 day period, you're tied into the contract). To inform them that you wish to cancel, you must email them within your 3 day cooling-off period. The Sales Team would then check you're within your 3 day cooling-off period, and if you are, they'd let you know this and would send you a cancellation request form which you must print out, sign by hand, and return back to them.

If however you signed your contract on or before 31st July 2023, but you request to cancel outside of your 3 day cooling-off period, then you will be tied into the contract until a suitable replacement tenant is found and clause 9.3 in your contract is met.

You would however still need to inform them that you wish to cancel, so please email them. The Sales Team would send you a cancellation request form which you must print out, sign by hand, and return to them.

What if I sign/signed my contract on or after 1st August 2023?

If you sign your contract on or after 1st August 2023, you will be immediately tied into the contract as they do not offer a cooling off period on or after this date. You will be unable to cancel your booking unless a suitable replacement student is found and clause 9.3 in your contract is met.

No Visa No Pay

If you are coming to study from outside of the UK, and you require a VISA for this study but your VISA application is unfortunately denied, then you are able to cancel your contract as long as your contract has not yet started. You will also need to provide one of the following as supporting evidence, and there will be no penalty for your cancellation:

Confirmation of your VISA rejection or Confirmation of failure to gain University place

They would still need you to email them stating your cancellation request and evidence to them. You'd also need to complete a cancellation request form which they'd send across to you once you send them your cancellation request email. If they were able to release you from the contract due to this criteria being met, any deposit or rent payments already made will be refunded in full

No Place No Pay

Special Circumstances

1st Year Guarantee:

If you are going into your 1st year at university, and you unfortunately do not achieve the required grades for your course, you will be released from your contract providing they receive a cancellation request email and results evidence within 48 hours of your results being published. Your results supporting evidence can be supplied from UCAS or your college/university showing your full name and the results outcome. Please send your email (including the cancellation request and your results supporting evidence) to them. They'd also need you to complete a cancellation request form which they'd send across to you once you send them your cancellation request email. If they were able to release you from the contract due to this criteria being met, any deposit or rent payments already made will be refunded in full

Replacement Tenant Found

They are unable to cancel any contract after its start date unless a replacement tenant is found (and clause 9.3 in your contract is met) as detailed above. You'd be liable for the room's rent up to the date that the new tenant's contract starts. All cancellation requests should be submitted to your site team using their cancellation request form, which you can request from your site team.

When will I be released from the contract?

You will only be released from your contract if one of the below options are met (and you're eligible for that option):

If you email them within your 3-days cooling-off period to inform them that you wish to cancel, and you have provided your signed cancellation request form which has been accepted by them

If a suitable replacement tenant is found and clause 9.3 in your contract is met

If you sign a new contract with them and you sign the new contract (and surpass the 3 days cooling-off period, if applicable)

If a suitable replacement tenant is found for your room (and clause 9.3 in your contract is met) before your contract start date, they will release you from your contract once the new tenant has signed their contract (and surpassed the 3-days cooling-off period, if applicable).

However, if a suitable replacement tenant is found for your room (and clause 9.3 in your contract is met) after your contract start date, they will release you from your contract from the date that the new tenants contract starts. This means that you'd be liable for the rooms rent up to the date that the new tenants contract starts.

To confirm, once a suitable replacement tenant has been found to take over your contract, there are a number of actions to be completed before they can release you from your contract. This is clause 9.3 as stated in your contract, but they've also included them below:

A replacement tenant has been found who has been approved by them as a suitable tenant

you have paid any administration fees owed to them for transferring your tenancy along with any rent owed on the room up to the end of your tenancy period

Paid any reasonable charges that are ascertained during an inspection of the flat and room at the end of your tenancy period

The new tenant has paid any deposit and any rent owing on the room

The new tenant has signed a tenancy agreement with them for a period that is equal to the rest of your fixed term

The new tenant has provided all documents required, including guarantor information if applicable

Failure of a new tenant signing a tenancy agreement for the room and fulfilling all criteria will mean you are liable for all rent on the room until the end date set out in the principals of your contract.

How do I book a room?

Book a room with us in 3 simple steps, But if you can’t make it, don’t worry – their website has pictures, 360 tours and details to help give you a better idea of what to expect!

  • Step 1: Choose your city, accommodation site, contract length and room type.
  • Step 2: Complete your application (which creates your property portal account). Sit back and let their Sales Team find you the perfect flat!
  • Step 3: Log back onto your portal account, accept your Room Offer and sign your E-Contract.

Of course! Just state your friend’s names on your application, with them doing the same too. You can also say if you have a preferred gender or year of study for your flatmates. They’ll try their best to meet your preferences but it’s not always guaranteed and is subject to availability.

When applying to live with us, there are no fees to pay. This makes it easier for you to book your perfect room!

Once you sign your AST (contract), you will be asked to pay a tenancy deposit.

Once you have paid your tenancy deposit, they have 30 days to protect this under a Tenancy Deposit Scheme. The scheme property use is called My Deposits. You will receive an email from My Deposits on how to activate your account with them, ready to claim back the deposit at the end of your tenancy  (you can only claim back the deposit as long as there’s no damage to your room/flat and there’s no outstanding payments on your account).

If you’re paying ahead for the full year, you don’t need a UK guarantor. However, if you wish to pay your rent by instalments, you will need a UK-based guarantor who is aged 21 or over and in full-time employment. They’ll also need to annually earn at least 3 times your total rent amount, or be a homeowner. Your guarantor must agree to pay the rent should you default on your payment. Providing a guarantor is common practice in the UK and provides us with the security and knowledge that the rent will be paid in full and on time. If you cannot provide a qualified UK guarantor, you can contact Housing Hand to provide you with the Guarantor Service. Housing Hand specialises in dealing with International Students who cannot provide a Guarantor in the UK.

Here at the property, they embrace equality and diversity. They promote a culture of equality and fairness for all and ensure their employees are aware of the Equality and Diversity Policy, and their responsibilities under it towards their students and their visitors. They want to make a home for their students that is free from discrimination, harassment, victimization and bullying.

To stay with us, you have to be a student aged 18 years or over by your contract start date, and be in full time study at a U.K university or college  (full time is considered studying for at least 21 hours on your university/college campus). You can book with us whether you hold a conditional or unconditional offer. However, please be aware of their cancellation policy prior to booking should your place at university not be confirmed.

Of course! In fact they encourage you to come and have a look around. They may not be able to show you your exact room, but you can see the show flats they have available at each site. They also have lots of pictures and even 360 degree photos of different rooms on their website as they understand their students are from all around the world and it’s not always easy to visit the site!

When accepting a room with property you will need to sign an AST (assured shorthold tenancy). If you would prefer to see the contract before applying this isn’t a problem.

All-inclusive utility bills, Wi-Fi and contents insurance are all included in your rent!

They offer two rent method options:

Option 1 – Full Payment; Pay in full by the 1st of August.

Option 2 – Pay in 3 different Instalments; September, January, and April – you can view the exact payment dates in your contract (this may be the best payment option for those looking to pay your rent using your student loan). Please note that to apply to pay by instalments, you must provide a UK-based guarantor who is aged 21 or over and in full-time employment. They’ll also need to annually earn at least 3 times your total rent amount, or be a homeowner.

Curious about who your flatmates will be? They unfortunately can’t give out names but you can find out who is living at your site on their Facebook and Twitter pages.

If you want to change things like your room type, contract length or anything else, just get in touch with us. They can then let you know if your request is possible, and if so, what the next steps would be.

You’ll unfortunately have to leave your beloved animals at home – they have a no pet policy across all of their sites.

You can move into your room from the date your contract starts, only if you have paid your correct rent amount and provided all documents. If you’re unsure of when your contract starts contact us. If you wish to move in early please contact us.

They already provide some of the essentials but to see what things to bring with you, check out their accommodation checklist.

Due to us getting your room ready for when you arrive, they will not be able to store any luggage at any of their property sites. You will be able to move your belongings into your room once you have collected your keys.

You need to have provided all documents to support your room booking before you can check in. If you are unsure if you have already done this, or need to speak to someone about it, please call the team or email us. Other than that, you will need to bring a form of photo ID with you so you can collect your keys – they just need to know they’re handing them out to the correct person!

If you think that you’ll be arriving out of office hours, you will need to speak to your site team – their contact details will be listed in the arrival pack you’ll be informed about via email nearer the start of your tenancy. Each site has different out of office services so you will need to speak to your site directly about it.

You will collect your keys from your site’s reception, unless otherwise stated by your site or Sales team.

They do have car parks at most of their sites but to find out if your site does include one, please contact the office. On contract start dates, parking your car is free – parking at any other time will incur a charge. Please contact your site team for full costs and details.

For a quicker check-in, let us know when you are coming, so they can gauge the number of students as well the times of arrival, to ensure their sites are staffed correctly. As a way to help this, they have a Residential Life team who are always trying to find the next best thing to make your stay more enjoyable – this includes holding fun and exciting events throughout the year!
