You will get wherever you need to go in time since there are several bus stops just a short walk away from the property, such as Boden Street (Stop RA22), Newdigate Street (Stop RA23) and Peveril Street (Stop RA21) with regular buses throughout Nottingham. Replacement Tenant Found

Before the start of tenancy:

1. If you do not wish to live at the property, you will be required to find a replacement person to take over your tenancy.

2. The replacement person must be a student and match the preferences of the flat (e.g. female only flat).

3. The replacement must sign a contract for the entire length of your tenancy and secure this with payment of the booking fee.

4. Once a replacement is found, signs the contract and pays the booking fee you will be released from your tenancy agreement, and the property team will return your booking fee minus a £75 admin fee for the changeover (£175).

5. Please note that your booking fee will be retained, and you will remain liable for all accommodation fees until a replacement person is found.

After the tenancy commences: In addition to the terms applicable above:

1. You will forfeit your deposit and the property team will retain the full £250 Booking Fee.

2. Please note they will only allow one replacement tenant during the tenancy period.

3. You will remain liable for all accommodation fees until a replacement person is found.

No Place No Pay

Applicable for first years Undergrad UK students only:

1. If you secure your accommodation and then for the above reason are no longer able to attend the affiliated University, official written evidence from the University must be sent directly to the Property Team on the day of the results or decision being published.

2. If sufficient evidence is provided, you will be eligible for release from the tenancy agreement and £250 of the booking fee will be refunded.

Extenuating Circumstances

1. If you wish to leave the accommodation due to illness or any extenuating circumstances, this will be assessed on a case-by-case basis. The request to cancel must be made in writing or via email and any accompanying documentation must also be provided. Until a decision has been made, you will remain liable for all accommodation fees.

2. If you are granted a tenancy release, your deposit will not be returned to you.

Cooling Off Period

Cancellations before 31st May 2024:-

1. You can cancel your booking in writing or by sending an email directly to the Property Team within 7 days of accepting your tenancy agreement. If you decide to cancel your accommodation booking within these 7 days, there will be a GBP 25 cancellation fee and as such GBP 225 of your booking fee will be returned.

2. If you cancel before the 31st of May 2024 after the 7 day cooling off period you will be eligible to be released from your tenancy upon request to the Property Team, however, you will forfeit the £250 booking fee.

Cancellations after 31st May 2024 (before tenancy start date):-

You can cancel your booking in writing or by sending an email directly to the Property Team within 24 hours of accepting your tenancy agreement. If you decide to cancel your accommodation booking within these 24 hours, there will be a GBP 25 cancellation fee and as such GBP 225 of your booking fee will be returned.

Other cancellation policies

1. Any amendments to tenancy agreements or guarantor documents are subject to a GBP 75 administration fee, to be paid to Property before the amendment is completed.

2. Please note the property does not allow tenancy length amendments after 31st July 2024.
