Cooling Off Period

You can cancel your application within 14 days of the property team's confirmation that your booking is complete (the Initial Cancellation Period) – note that this is reduced to 7 days from August 1st due to the proximity of check-in.

Cancellation outside of the Initial Cancellation Period: In this case you are liable for the weekly rent (for each and every week or part week) until you find another acceptable tenant, and the property team is able to re-let the room.

No Visa No Pay

Under this policy, students who book a room with the property team but do not receive the required entry Visa for their study in the UK will be allowed to be released from their Tenancy Agreement.

It is important to note that this policy is only applicable to new customers who have never lived with the property team before. In order to be released from their Tenancy Agreement, students must provide evidence of their refusal (via email) of entry to the UK to study no later than 7 days after notification of their refusal.

Acceptable evidence includes a copy of the letter from the Home Office, UK Visas and Immigration service, or other official Visa issuing body, as well as a letter from the university, sponsor, or institution where they were supposed to be studying. The evidence must clearly show the student’s full name, address, and date of issue.

It is important to note that customers who do not apply to be released from their Tenancy Agreement within the given timescale will be bound by the terms and conditions set out in the agreement.

No Place No Pay

If you are a prospective student and your offer of a place at your preferred university/Higher Education Institution is withdrawn by the University/Higher Education Institution, as a result of you not achieving their required entry grades or because you have exceeded your expected grades, you may be eligible to be released from this agreement. 

To apply to be released from the agreement, you will need to provide written confirmation that you wish to cancel your reservation and supporting evidence from the University or UCAS. 

The property team must receive these documents within 3 calendar days from the date your results are published for you to be eligible for a refund of your accommodation fees if paid. The refund of your payment in full will be processed within four weeks.

Replacement Tenant Found

Outside of the Initial Cancellation Period you are liable for the weekly rent (for each and every week or part week) until you find another acceptable tenant, and the property team is able to re-let the room.

If you accept an offer of accommodation online or by signing a Tenancy Agreement and collect the keys before choosing to cancel, the team will accept your cancellation on the following terms:
1. You find another tenant for the room who is acceptable to the property team (it is your responsibility to find another tenant).
2. You remain liable for the weekly rent (for each and every week or part week) until the room is re-let to an acceptable tenant.

If the room is re-let, there will be a charge of £50 for administration.

Can I Apply For Dual Occupancy?

Dual occupancy is available on most rooms over 23sqm. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. The price would be the total rent plus an additional £50 and then divided by two for each occupant’s weekly cost unless otherwise stated.
If you’re still waiting for your exam results and you’re not sure whether your place at university is confirmed, don’t worry, you can still apply.

If you are a prospective first year Undergraduate or Postgraduate student and your offer of a place at your preferred University or Higher Education Institute is withdrawn by the University or Higher Education Institute because you do not achieve the required entry grades, you may be eligible to be released from this agreement.

You must provide written evidence from the University that you do not have a place within 3 days of your results being published (and no later than 28th August, whichever date is sooner) and they will release you from the contract without penalty and refund the deposit paid.

You may also be eligible to be released from this agreement if you are a prospective first year Undergraduate student and you choose to go to a different University because you have exceeded your expected grades.

To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of: · A written or email confirmation that you wish to cancel your reservation, stating full name and full details of the property booked; · A written rejection letter from your chosen university/college or UCAS, a screen shot of your UCAS status which confirms that the required results were not achieved, or a copy of the proof of acceptance of your new university by UCAS adjustment. These document(s) must be received by us within 3 calendar days from the date your results are published. On receipt of the required documentation it will be verified and, provided they are satisfied, they will cancel your agreement and refund your deposit in full.

You can cancel your tenancy agreement for up to 14 days after the date of your booking (the Initial Cancellation Period). If you cancel your booking after the Initial Cancellation Period, you remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to accommodation and they are able to re-let the room. The replacement tenant must be over the age of 18 and a have the necessary student status (it is your responsibility to find another tenant and provide them with the correction information). If you find a suitable replacement tenant and the room is re-let they will refund your deposit, less any appropriate charges, as well as a deduction of £50 for the variation of the contract.

If you turn 18 in the first semester of university, they can accept your booking with no restrictions other than an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it.

The property team will guide you around the building and show you the social areas, outdoor spaces and on-site facilities as well as the rooms you would like to see (dependent upon availability). Please be aware that some rooms and apartments that you view may be occupied by their current residents.
They offer a Online viewings for those who cannot view in person. Just click 'Arrange a Viewing' and from there you can choose the Online option and organise a time and date that suits you. A member of the team will skype call you at your arranged time.

You can pay your rent either online, by bank transfer or by credit or debit card over the phone.
If you wish to pay your rent in instalments, you will need a UK guarantor.
You can defer your rent instalments to be in line with your student loan payments if you wish. All requests for deferred payments must be made by 1st August in each academic year to the property team.

You will be required to provide evidence of your student loan schedule to the property team in order for the payment plan to be set up.

You will be required to pay two weeks rent 14 days prior to your contract start date, which will be deducted from the balance of your first instalment on the agreed date.

A one off admin fee of £50 will be charge and payable with the initial 2 week rent payment and this £50 admin fee will not be deducted from the balance of rent due.

Please note deferring your rent must be pre-arranged and agreed with the property manager prior to your move in date. If no arrangement has been made, rent is due as per your tenancy agreement.
They may be able to accept sponsors in place of guarantors in some cases, however this depends on the terms of your sponsorship and whether your sponsor is willing to guarantee rent payments. If you are a sponsored student, please contact your chosen property directly to enquire about using a sponsor in place of guarantor.

Weekly rent payments are not available, however accommodation offers a number of instalment options for students to pay their rent.

Deposits vary by property and your deposit is placed into a deposit protection scheme, where it is held safely throughout the academic year and will be returned to you at the end of your contract subject to the contract terms.

You must be a full-time student to live with us. You can book with them whether you have a conditional or unconditional offer. However, please be aware of their cancellation policy prior to booking should your place at university not yet be confirmed.

No pets of any kind are permitted at accommodation, except registered assistance dogs.

You can bring most of your belongings but some electricals aren't suitable for their properties. Non UK compliant electricals such as rice cookers are not suitable for use with UK power outlets and this can cause fire risks.
If you are applying to live with friends, please ensure that you follow their ‘create application’ link online, list the friends that you would like to live with and they will then contact them and make the arrangements for you!
If you follow the ‘book now’ process you can select the room of your choice or you can make special requests within the ‘create application’ route which they will do their best to accommodate, however all requests and subject to availability and conditions.
