Our units vary from studios to 1, 2 & 3 bed apartments come all beautifully designed and at an affordable price . Our studio accommodation & apartments both come with modern furnishings and fully fitted kitchens. A perfect space for you whilst studying at University in Sheffield.

Cooling off period

Unless you have already collected the keys to the property, you may cancel your booking by sending an e-mail to us at any time during the 10 days after we send you an e-mail confirming your booking is complete (the 10 Day Cooling-Off Period). If you do that, you will not be charged, and we will return your deposit payment.

No visa no pay

If the student does not get their visa to come and study in the UK or is unable to travel and take up residency, the student must send us the visa application rejection letter.

No place no pay

If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first-year undergraduate student and you choose to go to a different University because you have exceeded your expected grades.

To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of: o a written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved.

All evidence must be received by us within 7 calendar days from the date your results are published. Please email the documentation to On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or payments made.

Covid 19 policy

After receiving a letter stating that you are unable to study or travel due to COVID-19 within 7 days of receiving it, they will then cancel the booking and refund.

All cancellation requests along with the required evidence must be sent by the student's email that was registered during the time of booking.

If a booking has been made through an agent, then the agent must also be informed via email.

When will I receive my first rental statement and payment from Property?

The first statement and payment will be issued in April covering the Q1 period.

How frequently will I receive rental payments going forwards?

The rental payments will be paid quarterly in arrears, on the following basis: Q1 paid in April Q2 paid in July Q3 paid in October Q4 paid in January of the following year

Will I receive a statement for each payment?

Yes. You will receive a statement itemising all income received for the previous quarter together with any costs for the previous quarter, at the same time as receiving the payment.

Do I have to pay council tax?

When your property is occupied, it is the tenants responsibility to pay the council tax to the local council, except if an alternative agreement is in place (please see point 2 below). If your property is vacant, as the owner, you will be required to pay the council tax for the void period from the first day of non-occupancy until the last day before a new tenant moves in.

My tenant is a Vauxhall employee, do I need to pay council tax?

Yes. The agreement currently in place with Vauxhall requires the property owner to pay the council tax with the council directly as soon as the council sends out an invoice to you. This is because Vauxhall is paying a higher amount of rent each month to cover the council tax amount. Council tax exemption for students If your unit is occupied by a student then they do not have to pay council tax (and neither do you). Urban Evolution will inform the local council of the students status giving them the appropriate students reference number.

How do I pay the service charge?

The service charge will be deducted from rental income payments for that period automatically. This will be shown in your quarterly statements.

On what basis are the rooms let?

Rooms are let depending on the criteria of the tenant. This includes whether they want a studio or en-suite cluster room, the size and the price. It is always the tenants decision which room he wants to let.
