If the Student’s place at the University is withdrawn as a result of the Student’s visa being denied they may be eligible to be released from this booking provided the tenant supplies the property team with the following evidence:

A copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue.

Note: The tenant must send the documents to the property team via email within 7 days from the date the relevant Visa rejection correspondence is received.

Replacement Tenant Found

1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement.

2. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, will you be released from your tenancy agreement, and the property will refund your deposit.

Note: There is a £50 variation of contract fee which the property team will recover by retaining part or all of your deposit.

No Place No Pay

If the tenant is a prospective first year undergraduate student and the student’s offer of a place at the University is withdrawn by the University as a result of the student not having achieved the required entry grades, the tenant may be eligible to be released from the agreement provided the tenant supplies the property with the following evidence:

Evidence can be a written rejection letter from the University/College/UCAS, or a screenshot of the customer’s UCAS status along with the results etc.

Can I apply for dual occupancy?

Dual occupancy is available on most rooms over 23sqm. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. The price would be the total rent plus an additional £50 and then divided by two for each occupant’s weekly cost unless otherwise stated.
If you turn 18 in the first semester of university, they can accept your booking with no restrictions other than an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it. They can accept under 18s in some of their properties subject to the Policy for Students under the Age of 18.
When applying for a room you will be asked a series of questions to determine the type of room/flat that you require, along with any special requests you may have. Please note that special requests cannot be guaranteed except where you have disability as defined and covered under the Equality Act 2010. They will attempt to meet your allocation needs as far as practicably possible, should you have a defined disability. If you have a disability, medical condition or special request that affects your accommodation requirement please inform them in the additional notes section when completing your application, either online or by paper form.
