Cooling Off Period

For 23-24 AY (STL): - The property does not offer any cooling off period, all contracts are legal and binding.

For 24-25 AY: -

Unless you have already collected the keys to the accommodation, you may cancel your booking by emailing the property at any time during the 7 days after you have received an email confirming that your booking is complete (the “7 Day Cooling-Off Period”). If you cancel within the 7 Day Cooling-Off Period, they will refund your deposit payment in full within 30 working days.

No Visa No Pay

If your application for a VISA to study in the UK isn’t approved, then you may be eligible to be released from the tenancy agreement. To apply to be released from the agreement you will need to send them the following:

1. An official letter or email confirming that your VISA has been rejected

2. An email or letter from your university, confirming that you will no longer be studying due to your VISA being rejected.

These document(s) must be received by the property within 7 calendar days from the date your results are published. On receipt of the required documentation it will be verified and, provided the property is satisfied, they will cancel your agreement and refund any deposit or advance rent paid in full.

No Place No Pay

If you are a prospective first year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades, you may be eligible to be released from this agreement. To apply to be released from this agreement in the circumstances referred to above, you will need to supply the property with a copy of:

1. A written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved.

2. A copy of the proof of acceptance of your new university by UCAS adjustment.

These document(s) must be received by the property management within 7 calendar days from the date your results are published. On receipt of the required documentation it will be verified and, provided the property is satisfied, they will cancel your agreement and refund any deposit or advance rent paid in full.

Replacement Tenant Found

If the 7 Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy Agreement with the property.

If a replacement Tenant is found for your Room after your start date, the property will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement.

Can I view the accommodation before booking?

Yes, you can. They offer in-person and virtual tours of the accommodation to help you find your perfect room. This will be coordinated with the on-site team at your chosen location. This is a great way to get a feel for the property, the team and the experience at property.

All bills are included in your weekly rent. They don’t hide any charges, the cost for the room and the deposit is all that you will be expected to pay. The water, gas, Wi-Fi and all other utilities are included in your rent. They have also added free laundry facilities to all of their acommodation.

They recommend booking as quickly as possible to avoid disappointment. Their properties fill up fast! They also offer the option of waitlisting if you know where you would like to be the following year, this is perfect for students with deferred entry or 2nd and 3rd-year students. Their properties fill up at different times, so if you would like to list your interest, get in touch with us.

Parking is dependent on which property you are looking to live at.

Group bookings are a great way to live with friends or people you’ve already connected with before starting university. When booking, make sure to tell us the name of your friends and They will allocate your accommodation together (subject to availability).
