Replacement Tenant Found

Tenant may not transfer this Lease or assign or sublet the Unit, nor any part of the Unit, without Landlord’s prior consent, which Landlord may deny in its sole determination. Subject to Landlord’s prior written consent, if Tenant wishes to re-let, he/she must provide written notice to the Landlord. If Tenant finds a replacement Tenant acceptable to Landlord and Landlord expressly consents to the replacement, then: a. such substitute Tenant will be obligated to pay the standard application fee, which shall be immediately due and payable b. the departing Tenant must pay for all damage to the Unit and the Property as provided in this Lease c. the departing Tenant will be obligated to pay a re-let fee as set forth in the Terms d. the replacement Tenant must meet the rental criteria e. the replacement Tenant must fully complete and execute a new Lease and all addenda, and cause a new Guarantee to be executed and delivered Page 9 f. a rekeying fee will be due if rekeying is requested or required g. the departing Tenant will no longer remain liable for all Lease Contract obligations for the rest of the original Lease Contract term NOT A RELEASE

Other cancellation policies

The re-letting fee is not a Lease Contract cancellation fee or buyout fee. It is a liquidated amount covering only part of Landlord’s damages; that is, Landlord’s time, effort and expense in finding and processing a replacement. Tenant agrees that the re-letting fee is a reasonable estimate of such damages and that the fee is due whether or not Landlord’s re-letting attempts succeed. The re-letting fee does not release Tenant from continued liability for future or past-due Rent; charges for cleaning, repairing, repainting, unreturned keys, or other sums due.

MILITARY PERSONNEL RELEASE: A member of the armed services (or the member’s spouse or dependent) may terminate this lease with less than twenty (20) days notice (in a month-to-month lease) in the event of permanent change of station or deployment orders that do not allow for twenty (20) days written notice, per RCW 59.18.200(1)(b), and may terminate this lease for a specified time (in a tenancy for a specific time) upon twenty (20) days written notice that includes a copy of the official military orders or a signed letter from the member’s commanding officer confirming that the criteria described in RCW 59.18.220(2) have been met, or such time as provided in the Service Member’s Civil Relief Act

What is an individual lease?

An individual lease means independence. When you lease an apartment at PMG, you’ll sign your own lease agreement. That means that you will be responsible for your portion of the rent, and nobody else’s. The rent you pay pertains to your bedroom and your share of the total cost of the unit. No more worrying about anybody’s finances but your own!

Will I need a cosigner for my lease?

At PMG, we don’t require cosigners for our leases. Instead, we require guarantors. Learn about guarantors below.

What is a guarantor?

Guarantors are a third party outside of a tenant and a landlord that ensure the timely, full payment of rent. Usually, these are financially stable individuals close to PMG residents.

Do apartments come furnished?

Yes! Apartments are fully furnished from the day you move in. Each Living room comes complete with a sofa, coffee table, SMART TV, and media stand. Kitchens are decked out with barstool seating, quartz countertops, a large-basin sink with a faucet sprayer, and stainless-steel appliances including oven with full stovetop, microwave oven, refrigerator, and dishwasher. Bedrooms each come with a bed with memory-foam mattress, under-bed storage, desk, chair, closets with standard closet shelving. Bathrooms have glass shower doors, quartz surface vanities, and shower wall panels. Your apartment home also features wood-style flooring, USB power outlets, and an in-home stackable washer and dryer.

Is there parking at PMG?

Is there security PMG?

The safety of our residents is our first priority at PMG. We have round-the-clock surveillance, electronic fob entry, and video doorbells courtesy of Butterfly MX to help keep the premises secure.

Are pets allowed?

While we absolutely love your furry friends, PMG is not allowing pets at this time.
