Can I move in before my contract starts?

In many cases, they can allow people to move in early at a daily rate, but you will need to contact the residence team to check.

Where can I smoke?

Outside. Their buildings are non-smoking and incidents of smoking indoors will be dealt with strictly.

Can I personalise my room?

As long as you are able to return it to its original state on check-out or you will be recharged for any damages.

How long does a viewing take?

Usually between 15 and 30 minutes. However, the team are happy to spend as much time as is needed assisting you with your booking.

Can I keep a fridge in my room?

Additional fridges are only allowed in your room if they are for the purpose of storing prescribed medication.

Can I bring a pet?

They love fluffy animals but they do not allow tenants to bring pets into the building.

Can I sub-let my room for the summer?

They do not allow students to sublet their rooms throughout their contract with us.

Can I live with my friends?

Yes of course! Depending on availability, you can book a shared flat online with your friends.

Are there spare rooms for visitors to stay in?

No, unfortunately, their residences are filled to the brim with fun-loving students every year.

Can I share a room with my partner/friend?

Rooms (both en-suite and non-en-suite) are for single occupancy only and cannot be shared. However, 1-bedroom apartments or studios can be shared with a partner.

What is a guarantor?

A guarantor is a person who takes joint financial responsibility for your licence/lease. If you default on any payment under your licence/lease, it is your guarantors responsibility to pay the outstanding amount. A guarantor will be asked to sign your licence/lease in order for us to accept it and must be UK based as well as have sufficient status to support your application.

Who can be a guarantor?

A UK based person who is able to take financial responsibility for your licence/lease if you are unable to do so. A guarantor cannot be another student, another resident of Bramall Court, or anyone under the age of 22 as well as anyone in a bad financial situation. A guarantor will be required to provide us with their photo ID, proof of address and they might ask for a copy of a recent utility statement or other documents. they also reserve a right to refuse a guarantor that they do not feel is suitable.

What if my university, my government, or some other institution has agreed to act as guarantor?

A named person from your university, your government, or some other institution will need to sign your licence/lease and, in doing so, accept the terms and conditions of their responsibility. They will be able to use the university's or the named organisation's address. they will need an official statement from such guarantor to fund license fees shall you default on any payments.

Who needs a guarantor?

If you are looking to pay us via instalments, you will need a UK-based guarantor. If you select the option to pay us in full, no guarantor will be required.

What happens if I change my mind after booking my room or don't get the grades/visa for my chosen university?

That depends on your circumstances, but if you do not get a place at the University of your choice or did not manage to obtain a student visa and let us know in time (as per terms and conditions of the licence/lease), they will refund your deposit in full.See full terms and conditions of their cancellation policy for England (if you were planning to come to Salford)

How do I know when my booking is complete?

Once your application is fully complete, they will send you an email confirming the licence/lease booking. The steps to finish your application will be shared with you once you receive an offer of accommodation from us.

I have a disability. Do you accept disabled students?

Yes, they do. And would love to have you stay with us. Please note, though: not all of their locations have disabled-ready rooms or can accommodate any disability, so they advise to check with us and discuss your requirements before making a booking.

What contract lengths do you offer? Can I move out before my licence expires?

They offer 2 contract lengths; 46-week and 50-week terms. You can move out any time, but you will be responsible for any outstanding rent due on your licence/lease unless you are able to find like-for-like replacement student to take over the remainder of your licence/lease. From time to time they will also offer short-term lets/ semester lets but those contracts are subject to availability.

Can I send my belongings before I come in?

This depends on the capacity of the property you've booked at, so its best to get in touch with your team directly. If your property can take care of your belongings put your full name and room number (or VIN number) on the package before you arrive and your belongings can be stored for you.

Can I choose my room?

Please let us know your room priority and they will try to get you the same room depending on the availability.

Can I choose who my flatmates are?

You can choose to live with your friends by selecting the same flat number when you book with us. Please note, this is subject to availability, so it’s best to book early to avoid disappointment!

Do I need to be a full-time student to book a room?

We can only accept full-time students.

Is there an age limit for booking ?

To live whilst studying at University, you will need to be 18 or older.

If I don’t get on with my new flatmates can I change rooms?

We want to make sure that you love your experience living with us, so if you find you’re not getting on with your new flatmates it may be possible to change rooms subject to availability.

Are the social spaces always open?

You can book out some of the social spaces on offer in our accommodation, but most of our common areas are open 24 hours a day unless alternative opening hours are advertised.

What will I see at the viewing?

They will show you examples of the different room types available, and they're also happy to answer any questions you have on the local area, building facilities or anything else about life at PMG.

Do I have a choice of room?

Whilst all of their rooms benefit from the same high standards, modern style and great features, there are different types of apartments, lots are different sizes and the view will vary. There apartments are priced to reflect these differences as far as possible. The best thing to do if you're not sure is to contact us and they can talk you through the options and your requirements to find your perfect room.

Can I choose who I live with?

You can choose to live with your friends by selecting the same apartment when you book with them.

Do you provide single-gender-only accommodation?

All of their properties are mixed genders but automatically split into single male or female apartments. If you would like to live with friends of mixed genders they are happy to house you together or if you identify as neither male nor female you can be allocated any apartment you would prefer. This is subject to demand and flat availability so they’d recommend getting in touch as early as you can with any requests.

Are there any social events for residents?

They host socials all year round for you and your roommates to enjoy; from spiritual and cultural get-togethers to fitness events and much more.

If I don’t get on with my new roommates can I change rooms?

They want to make sure that you love your experience living with us, so if you find you’re not getting on with your new roommates it may be possible to change rooms subject to availability. You will also be charged an admin fee to change rooms, this will only be waived if there are extenuating circumstances.

What happens if something in my apartment breaks or doesn’t work?

Their friendly maintenance team is always on hand if something in your apartment breaks or doesn’t work. Just fill in a maintenance request form and their facilities assistant will get to it as soon as possible.

Can I have friends or family to stay?

If you are in a shared apartment you cannot have any overnight guests. If you are in a studio apartment and would be happy to share your double bed, you can have a guest for a night or two. They have a strict policy regarding guests sleeping on the floor due to this being a fire safety regulation.

Is wifi included?

Yes, PMG offers high-speed Wi-Fi as standard in all rooms, and it’s also available in our social spaces and communal areas.

What appliances are included in your apartment when you arrive?

All apartments are fitted with a fridge/freezer and oven/microwave. Apartments in Perth and Melbourne are also fitted with a dishwasher. Other appliances may depend on the type of room or residence you book with. Vacuum cleaners, mops, irons, and ironing boards are available to hire free of charge at all of our residences.

Where do I do my washing?

They have on-site laundry facilities for you to use whenever you need them during your stay.

What equipment is in the gym?

The residences that include a gym on-site have free weights and/or weight training equipment, cardiovascular equipment, and yoga mats.

Can I have parcels delivered to my building?

The reception team is always on hand to accept your parcels and signed-for items so you never miss a delivery. We’ll also send you an email reminder when your package is ready for collection.

Who is responsible for cleaning?

They look after cleaning in the communal spaces. You are responsible for cleaning your apartment, along with your roommates if you have them.

How secure is the bike storage?

Bike storage is inside our secure properties, so only residents can gain access. However, in some residences, bike storage is outside on campus and where possible away from the main streets. In all cases, we recommend using a secure bike lock for extra security.

Is there parking for students on-site?

Residences have parking on site for you to use during your stay with them.

Do I need to do anything before I arrive?

Before you check in, there will be documents available for you to complete on the portal. This is all the information you need to know regarding building rules, fire safety, post & parcel disclaimers, etc. If you have not completed this before your arrival you will not be able to check-in and will be asked to complete it at reception before collecting your keys.

What time can I arrive?

You can arrive any time after 2 pm on the day your contract starts, there is an option to select your arrival time on the portal after you have completed your booking. Out of hours, arrivals are possible but please make sure you have completed all documents and payments for your booking and made arrangements with the team.

Can I bring family and friends with me when I move in?

Yes! Family & friends are welcome to help you move into your new home.

Do I need to bring my own bedding and kitchen equipment?

Yes, bedding and kitchen equipment is not included in your room as standard, however, they have handy bedding and kitchen packs available to purchase on the Student Portal or at reception.

Where can I park when I’m unpacking?

When your move-in date approaches, they’ll be in touch to advise where you can park nearby to unload your belongings.

How do I pay rent?

If you select to pay your rent fortnightly, you'll need to register for Direct Debit before you move in, and then your payments will be collected automatically when they are due.

Can I pay rent by bank transfer?

They ask students to pay their rent by Direct Debit or via the Student Portal as it is safer and more efficient, but in some instances, you may be able to pay by bank transfer, speak to the team for more information.

Are there any extra bills I have to pay?

Utilities including high-speed Wi-Fi are all included in your rent, so there’s no need to worry about paying bills on time. The only additional item to pay for is the use of the laundry machines when you do your washing. Parking may also be available at an additional cost, speak to the team for more information.

Can I sublet my room?

No - unfortunately, they do not allow students to sublet their rooms throughout their contract with them. If you find a replacement tenant they will take care of the paperwork for them to take over your tenancy.

Can I move out early?

Yes - provided you find a replacement tenant for your room, then you can get in touch with the team to discuss the details. Admin fees may apply.

Can I pay from an international bank account?

You can pay via the Student Portal with a credit or debit card, which includes international payments. Remember, if you choose to pay your rent fortnightly you will need to register for Direct Debit, which requires an Australian debit card

Is there always a member of staff available on site?

PMG has staff available 24 hours a day, so if you ever have a request, a member of our residence team can help you day or night.

How safe is the accommodation?

All of the entrances to their residences are access controlled as well as monitored by CCTV 24 hours a day, and all apartment doors are secured with electronic locks operated with a key fob. They also aim to always have resident teams on site should you ever need extra support.
