Cancellations after the cooling off period

Replacement tenant found

Termination of your Tenancy Agreement after you have moved into the accommodation

The property management hopes that you speak to their local property manager if you are thinking about leaving your accommodation. If you do decide to leave your accommodation during your contracted term, the landlord may agree to release you from your contract, providing the conditions set out below are met:

1. You find a suitable replacement (who must be over 18 and enrolled as a full-time student at a local university or college) to take a new Tenancy Agreement for your room for the remaining period of your contract, and;

2. The incoming tenant must enter into a Tenancy Agreement with the property management, providing the relevant requested documents, and where relevant also providing a suitable Guarantor.

There is a £/€50 administration and room cleaning fee for accepted cancellations within tenancy periods.

Refunds due will not be processed until the incoming tenant taking over the contract has signed the Tenancy Agreement, paid, and moved into the accommodation.  If you fail to find someone to take over your tenancy, you and your Guarantor (if applicable) will be responsible for paying the full rent until the end of your contracted time at the accommodation. You will also remain liable for the rent payment until the new tenant’s Tenancy Agreement starts.

Cancellation others

The property management's terms and conditions require you to sign your Tenancy Agreement within the period specified on your electronic Tenancy Agreement.

If you and your Guarantor (if applicable) fail to sign your Tenancy Agreement within this timescale, your Tenancy Agreement may be cancelled. The property management retains its right to cancel your Tenancy Agreement should you fail to provide a suitable Guarantor for your tenancy on more than two occasions.

If for any reason the property management is not able to offer you accommodation once your Tenancy Agreement is fully signed, they will contact you as soon as possible detailing the reasons why, or offering an alternative solution on terms sufficiently similar than the ones already agreed upon. If they cannot offer a suitable alternative, they will refund all monies paid to them.

In the event that you fail to make the first Rent payment and/or fail to check in within 3 calendar days of your agreed check in date, the Landlord reserves the right to cancel the Agreement with immediate effect by notice in writing to you.

Pertanyaan Sering Diajukan

Can I check the arrangement before confirming my room?

Absolutely! There is plenty of opportunity during the booking process to review and check through your arrangement and the contract relating to your accommodation. In fact, they urge you to keep checking and to be thorough!

Yes, their accommodation in each city is designed for full and part-time students only.
Definitely! Once you have completed the booking process online, make sure to get in touch with us directly to outline your preference and to let us know who you want to room with. Their aim when placing people together is always to match like minded people – considering your university, course, and age as well as any other special requests.

Generally, their tenancies are for full years. If a shorter term agreement is something you are seeking or need to discuss, please get in touch with us directly to see if your needs can be accommodated.

Once your booking has been completed, they will send you an invitation email which will allow you to set up your rent payments. All rent payments can be arranged in a number of ways to make budgeting as easy as possible for you. Some of their tenants pay a lump sum at the start of each term, while others pay in instalments – it is up to you to decide which works best for you. They advise residents to set up a local currency Direct Debit to avoid fees, remove the stress of payment deadlines and to ensure that you never miss a rent payment.

Their apartments are built to be as inclusive and accessible as possible, with specific rooms and living arrangements designed to facilitate and support those with all manner of disabilities. They understand that finding the right accommodation can be daunting for those living with disabilities, so please get in touch so they can discuss your individual needs directly and make sure that all your needs are catered for.
A guarantor is the best way to protect your place with us if things get tough, especially if you are struggling to pay your rent. If you are paying in instalments, then they do ask that you provide a guarantor or appoint a Housing Hand as your guarantor. If you are paying your rent upfront in a single lump sum, a guarantor is not required.

They are no stranger to bad days or tough months –They've all been there, and they've all wished that the person at the other end of the phone was a little more understanding. Because of this, and in an effort to make their agreements as flexible as possible for their residents and students, if something occurs – like an emergency payment you have to make elsewhere, or your student loan doesn’t arrive on time – simply get in touch to discuss the situation with us directly. They can then amend your payment plan if required, to help you out.

No, this practice is banned for the duration of your tenancy.

Absolutely – university is a time for making new friends (and besides, they know you’ll want to show off your new home!). They do ask that those living in shared apartments or studios refrain from having more than one guest at any time, and that you keep overnight stays to a maximum of two nights per week. Visitors also need to sign in at reception and sign out when they leave, to assist us in the event of a fire evacuation. In addition, please note that their visitor policy can be amended at any time.

Sorry, they don’t allow pets in their accommodation unless they are approved assistance or disability dogs.

Your move in date will be outlined in the agreement. They will also be in touch closer to the time to discuss the finer details and to make sure that you have everything you need.
When checking in they will need to see some form of photographic ID, such as a passport or driving licence.

In line with GDPR regulations they are unable to share names or contact details, however you will be given information on how to download and join the management's app prior to arrival and move in day. This app will act as a form of networking platform prior to and during your tenancy.

Their gyms typically contain all of the equipment that you would expect – including weight machines, cardiovascular machines, and free weights as well as mats for yoga and stretching.

Opening hours vary by location, however they will open early in the morning and late into the night to ensure that you are able to keep fit as part of a routine that suits you.

As part of their commitment to climate change and to reducing the CO2 output levels of their sites and their residents, they encourage students to use the local public transport network and to keep their cars outside of the city centers. Not only will this help reduce your own carbon footprint, but it will save you money in the long run.

Yes, all of their accommodation sites include bike storage as part of your facilities package! They do ask that you bring your own bike lock for optimum security.

Their sites benefit from both 24/7 staff and CCTV – making sure that you feel as safe as possible during your tenancy.

If you have any issues, from broken doors to plumbing issues, lost keys, and issues with access, their maintenance team can be contacted via the Student app. This app also lets you track the status of any issue or request.

Before planning your trip to Ikea, incoming students should note that their kitchens include hobs, ovens, fridge-freezers, dishwashers, microwaves, kettles, and toasters. Any other cooking equipment you wish to use, as well as cutlery and crockery, will need to be supplied by yourself.

They want your bedroom to feel as much like home as possible, so they try not to stand in the way of your individuality and creativity. Because of this, your bedroom includes: A large bed with underbed storage and quality mattress and USB charging ports by your bed, six electrical sockets under your desk with cable management, a desk light, an ergonomic study chair, window with black-out blinds or curtains and an en-suite bathroom with a power shower. All the decoration and finer details are up to you! Studio apartments also feature a dining table and an integrated kitchen with a fridge-freezer, two electric hobs and combi oven.

They proudly offer superfast, unlimited, 100% FREE WiFi as part of each accommodation package. Wired speeds reach up to 200MBs while wireless connection can reach speeds of up to 100MBs. The actual speed you will experience while using the Internet may vary and depends upon a variety of conditions, such as: The performance of your computer or tablet (eg. its age, processing capability, its operating system, the number of applications running simultaneously and the presence of any adware and viruses). The type of connection between your device and their equipment. For example, wireless connections may be slower than wired connections. Wireless connections may be subject to greater fluctuations, interference and congestion. They recommend that you connect your device via a cable if it has the capability, freeing up space for other devices on the wireless network. The distance between your device and our equipment. The time of day. During peak times there will be more congestion, which may affect the speed you receive.

They do not permit the use of cigarettes or vapes anywhere in this accommodation – inside or outside.
