Cancellation before you move in:
To complete your application and booking, you need to read and sign the License Agreement, and make the Advance Payment Fee (“Deposit”). Upon move-in, this amount will be converted into your Damage Deposit, which will be reimbursed to you at the conclusion of your tenancy if the room inspection is satisfactory and there are no outstanding rent payments or other dues owed to the company.
Bookings made before 1st June 2024
If you sign your License on or after June 1st, 2024, and you have not collected your room keys, you have the option to cancel your License within the first fourteen (14) days from the date of signing (the “Cooling-Off Period”). Notice of cancellation must be provided in writing or via email to the property manager. Once they receive your cancellation request, they will confirm its receipt, cancel your License, and refund your advance room payment fee of €300.
Bookings made on or after 1st June 2024 up to the 31st of July 2024 or after 31st July 2024
If you wish to cancel your booking after completing the Booking Process, the Cooling-Off Period will be 48 hours. After the 31st of July 2024, this period will be reduced to 24 hours.
To submit a cancellation, you must provide written or email notification to the manager at the property. Once they receive such a notice, they will confirm receipt, cancel your Licence and will refund your advance room payment fee of €300.
Outside the cooling-off period you can request to cancel your License, by providing notice in writing or by email to the manager at the property. However, you will remain liable for the room fee payable under the License until a suitable replacement student is secured. Except in very limited circumstances, any request to cancel will require you to find a student to replace you, who is approved by The Residence. This carries an administration fee of €100.
Move out before the lease ends - Contract Take Over
Any student who wants to move out before his license to reside ends must communicate his plans to the Reception within at least 28 days before the moving out day. The student will remain liable for the payment of the fees in full.
However, the student can find a suitable replacement and pay the applicable Admin fee of €100 (cleaning cost excluded) to terminate his contract responsibilities in advance and avoid being charged for the rest of the tenancy.
The student must provide the resident replacement contact details, and the Residence Team will contact this person to request any necessary documentation. If the replacement is approved by the Residence Team and Complete the Booking Satisfactory and Move into the property.
Any student who wants to terminate his license to Residence in advance must communicate to the Reception within at least 28 days before the desire move out day. The student is responsible to find a suitable replacement to take over his contract, the Residence team must approve the new resident,
If you are unsuccessful in obtaining a visa for travel and study, the cancellation procedure will be as outlined below:
1. You must submit your request in writing or via email to the property manager within 3 days of receiving your visa rejection letter.
2. Additionally, you must provide the manager with a copy of your rejection letter from the embassy or visa office.
If your license has already started, you will continue to be responsible for the room fee specified in the License until the aforementioned documents are received.
1. If you are unsuccessful in securing a place at your chosen college, don't worry. The property will waive the License Fees and refund any advance fees paid if you could provide evidence that you were not accepted at a university/college within a reasonable distance from the booked accommodation. You must email your cancellation request along with valid proof within twenty-four (24) hours of receiving confirmation that you did not secure a place.
2. Upon receiving your request, they will acknowledge receipt and refund any fees paid in advance.
3. If your license has already commenced, you will remain liable for the room fee payable under the License until they receive the necessary documentation.
1. If you fail to check-in, you will remain liable to pay all fees associated with the License Agreement, and they reserve the right to pursue for any unpaid sums.
2. Where possible, they may attempt to re-advertise your room, but you will be responsible for any loss, costs or expenses resulting from the breach of the booking terms and conditions, as well as the License Fees.
Once you have moved into the residence, cancellation of the License Agreement will only be considered in exceptional circumstances.
You must have withdrawn from your University or College due to medical reasons and provided evidence in the form of a withdrawal letter, signed on headed paper from the institution. Additionally, you must have a suitable letter from the doctor or medical institution explaining the reasons for your withdrawal from the university.
Cancellation for exceptional circumstances will not be granted where:
1. You are still enrolled at the University and have not withdrawn from your course.
2. You have chosen to defer for a year for any reason other than other than those mentioned above.
3. You have voluntarily left the University for some other reason.
4. The University has expelled you from the course for any reason, including disciplinary.
