1. The property offers a 7 Days Cooling Off Period wherein you can cancel your booking & your deposit will be refunded to you.
2. If you cancel your booking after the 7 day Cooling Off Period, you will remain liable for the weekly rent (for each and every week or part week) until the property is able to re-let the room. If they are able to re-let the room they will release you from the agreement upon payment of a £250 release fee which they will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a lower deposit amount, that’s the amount that will be retained.
If the Student’s place at the University is withdrawn as a result of the Student’s visa being denied they may be eligible to be released from this booking provided the tenant supplies the property team with the following evidence:
A copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue.The tenant must send the documents to the property team via email within 7 days from the date the relevant Visa rejection correspondence is received.
If the tenant is a prospective first year undergraduate student and the student’s offer of a place at the University is withdrawn by the University as a result of the student not having achieved the required entry grades, the tenant may be eligible to be released from the agreement provided the tenant supplies the property with the following evidence:
Evidence can be a written rejection letter from the University/College/UCAS, or a screenshot of the customer’s UCAS status along with the results etc.These document(s) must be received by the property via email within 3 days from the date your results are published.
1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement.
2. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, will you be released from your tenancy agreement, and the property will refund your deposit.
Note: There is a £50 variation of contract fee which the property team will recover by retaining part or all of your deposit.

Dual occupancy is available on most rooms over 23sqm. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. The price would be the total rent plus an additional £50 and then divided by two for each occupant’s weekly cost unless otherwise stated.
No pets of any kind are permitted at property, except registered assistance dogs.

Online via by logging into your student account
All utility bills such as gas, electricity, water are included in your rent. Unlimited Wi-fi is also included. Your TV licence is not included in your rent as this is not classed as a utility and is your responsibility to purchase.
All of our properties offer a Wi-fi connection at the stated level included within the rent and there is no additional charge for use of the on-site internet. Some providers may offer more services and packages at an additional charge which you are under no obligation to use. If you choose to add additional features to your internet package, that relationship is with you and the service provider directly and does not fall under the terms of your tenancy.

All rent that is due must have been paid when you check in. If you are having difficulties or this will be a problem, please contact the property as early as possible who will assist you.
To be a guarantor you must: Be resident in the UK for a minimum of 1 year
Be over 21 years of age
Be a homeowner or in full time employment)
Provide a copy of photographic identification, such as a passport, driving licence or ID badge
Provide a copy of proof of your UK address which must be less than 3 months old, such as a utility bill (e.g. electricity, water, gas, telephone), a bank statement or a Council Tax bill.
You can defer your rent instalments to be in line with your student loan payments if you wish. All requests for deferred payments must be made by 1st August in each academic year to the property team.
You will be required to provide evidence of your student loan schedule to the property team in order for the payment plan to be set up.
You will be required to pay two weeks rent 14 days prior to your contract start date, which will be deducted from the balance of your first instalment on the agreed date.
A one off admin fee of £50 will be charged and payable with the initial 2 weeks rent payment and this £50 admin fee will not deducted from the balance of rent due.
If you wish to pay your rent in instalments, you will need a UK guarantor.
Weekly rent payments are not available, however accommodation offers a number of instalment options for students to pay their rent.
